Outdoors

The outdoor spaces of Poggio Medei are a true celebration of the Umbrian landscape. The garden, extending across 8,000 square metres, is a rich tapestry of Mediterranean herbs, cedars of Lebanon, olive trees, and flowering species native to the region, all framed by a lush perimeter hedge that ensures seclusion without sacrificing the stunning panoramic views. Beyond the automatic entrance gate, a driveway winds through a picturesque olive grove leading directly to the covered parking area. A generous lawn is dotted with relaxing areas, including a large shaded pergola equipped with comfortable iron furniture, a wood oven, and a barbecue, where outdoor dining becomes a memorable occasion, particularly at sunset when the hilltop towns of Cetona and Sarteano glow on the horizon like a living nativity scene. The non-heated swimming pool is located in the lower section of the property, approximately 40 metres from the farmhouse and accessed via a charming flight of stone steps through the garden. The rectangular pool measures 6x12 metres with a depth of 1.50 metres, is lined in sand-coloured PVC that contrasts beautifully with the surrounding terracotta solarium, and features chlorine purification, Roman steps for water access, and lighting both inside the pool and throughout the solarium area. The solarium is furnished with comfortable sunbeds and a solar shower, shaded by mature lime trees and a large beach umbrella, making it the perfect setting for long, peaceful afternoons in the sun or relaxed evenings with an aperitif in hand. The pool is open from the last Saturday of April through October. Please note that photographs of the property were taken in spring, so the appearance of the garden, including flower blossoming and grass colour, may vary at the time of your arrival.

Poggio Medei is a spacious and thoughtfully arranged farmhouse spread across 3 floors, comfortably accommodating up to 10 guests across 5 bedrooms and 4 bathrooms. The main entrance, located in the portico area, opens to the ground floor, where you will find a welcoming dining room and a sitting room complete with a fireplace and a dedicated TV area. To the left, the kitchen provides direct access to the garden and the outdoor dining area with its wood oven and barbecue. To the right of the main entrance, a double bedroom is accompanied by a bathroom with shower, offering a convenient and private ground floor sleeping arrangement. An internal staircase leads up to the first floor, which houses 4 additional bedrooms: 2 double bedrooms share a well-appointed bathroom with a bathtub, while the remaining 2 double bedrooms each benefit from their own ensuite bathroom with shower, providing an elevated level of comfort and privacy. All bedrooms on the first floor are equipped with air conditioning. From the ground floor, a spiral staircase descends to the basement level, where a large open space has been thoughtfully organised as a fitness area, complemented by a dedicated corner for children's games. This lower level also features a large glass door that opens directly onto the pool side of the garden, creating a seamless connection between the interior and the outdoor leisure spaces.

Acceptance of animals is conditional upon owner approval, and guests are encouraged to communicate all relevant details at the time of booking to ensure a smooth and well-prepared arrival.
