Outdoors

The outdoor spaces of Il Romitoio are nothing short of extraordinary, extending across multiple terraced levels that descend gracefully in harmony with the natural morphology of the hillside. Approximately one hectare of fenced parkland, enclosed by wire mesh fencing and hedges reaching 1.80 metres in height, surrounds the property and provides complete privacy. The garden is dotted with fragrant bushes of rosemary, jasmine, aloe, and roses, as well as olive trees, all distributed between the buildings and the various outdoor living areas. It is worth noting that the property photographs were taken in spring, so the flowering and the colour of the garden grass may differ at the time of your arrival.

The centrepiece of the outdoor experience is the panoramic infinity pool, positioned just one metre from the main house entrance. This remarkable pool measures 12 x 6 metres, with a depth ranging from 1.40 to 2 metres, and is lined in PVC with a brick border. It features internal spotlights, a salt purification system, and submerged steps for easy water access. A unique telescopic closure system allows the glass walls and roof to be closed, making the pool directly accessible from the living room. The pool is available from the first Saturday in April until the first Saturday in October and can be heated upon request, up to a maximum temperature of 22°, provided the outside temperature exceeds 12°. Adjacent to the pool, a Jacuzzi tub accommodates up to 6 people. The surrounding lawn solarium is furnished with sunbeds, armchairs, and umbrellas, and a cold-water shower is available for convenience.

A large wooden gazebo with a dining table provides the perfect setting for alfresco meals, while a dedicated barbecue area complete with a wood oven offers an ideal space for outdoor cooking and entertaining. The garden spreads across several terraces connected by flights of steps, and the automatic entrance gate leads to 2 large parking areas within the estate.

Unit Layout

Il Romitoio accommodates up to 12 guests across 6 bedrooms and 6 bathrooms, distributed among 3 distinct residential structures: a main house with an adjacent annex and a second, separate annex located approximately 30 metres from the main building.

The main house spans 2 floors and follows the terraced morphology of the garden, which also allows direct outdoor access from the upper-floor bedrooms. On the ground floor, an open-plan living area incorporates a sitting room with satellite TV and fireplace, a dining table, and a built-in kitchen. A double bedroom and a bathroom with shower complete the ground floor; this bathroom can be made ensuite through a double door that separates it from the living area. An internal staircase leads to the upper floor, where a reading room, 3 double bedrooms, and 3 bathrooms with shower are located, 2 of which are ensuite.

The annex, situated directly adjacent to the main house, features a living room with kitchenette on the ground floor. On the upper floor, a twin bedroom with an ensuite bathroom with shower opens onto a private terrace.

The second annex, located approximately 30 metres from the main house, offers a living room with a sofa and large table on the ground floor. An external flight of steps descends to the lower terrace, leading to the entrance of the lower floor, where a double bedroom with sauna and a bathroom with shower are found. A laundry room is also located on this level. Air conditioning is available in all bedrooms and in the main living room.

The property is fully fenced with wire mesh and hedges of 1.80 metres in height, and access to the estate is controlled via an automatic entrance gate, ensuring privacy and security throughout your stay. 2 large parking areas are available within the grounds at no additional charge.

The swimming pool is available from the first Saturday in April until the first Saturday in October.
