The park, covering approximately 5,000 sqm, features a harmonious blend of lawn and tall trees typical of the area, including chestnuts, oaks, and larches, offering shade and a sense of seclusion throughout the seasons. The non-heated swimming pool is positioned on a terraced level approximately 20 meters from the villa and is reached by crossing the garden and descending a staircase. Rectangular in shape and measuring 10 x 5 meters, it features a beach-like entry slope that transitions into Roman steps, reaching a maximum depth of 1.30 meters. The pool is lined in PVC, sanitized using a salt system, and equipped with night lighting that activates automatically at dusk, as well as a motorized PVC cover. The surrounding terracotta solarium is furnished with sun loungers, umbrellas, and a shower with hot water. The pool is open from the last Saturday of April to the first Saturday of October. Please note that photographs of the property were taken in spring, so the appearance of the garden, including flower blossoming and the colour of the grass, may differ at the time of your arrival.

Unit Layout

Poggio delle Lumie accommodates up to 6 guests across 3 bedrooms and 3 bathrooms, arranged over 2 floors connected by an internal staircase. On the ground floor, you enter through the porch into a bright open-plan living area composed of a lounge, a dining area, and a fully equipped kitchen. This floor also features 1 double bedroom, 1 bathroom with shower, and a dedicated laundry room. On the first floor, 2 additional double bedrooms are available, 1 of which benefits from an en-suite bathroom with shower. A further bathroom with shower serves the remaining bedroom on this floor. Air conditioning is installed in the open-plan living area as well as in all bedrooms, ensuring comfort throughout the warmer months. Please be aware that the oven and stove visible in the property are decorative only and are not functional for cooking use.

Guests must communicate the number, size, and breed of the animal before arrival for approval to be granted. Parking at the property is available for up to 3 vehicles, accessed via an automatic driveway gate along a paved path.
