Description

Property Summary

Nestled in the verdant heart of the Sienese Montagnola in Sovicille, Tuscany, Italy, L'Ovile is a remarkable vacation rental that embodies the timeless spirit of authentic rural living. This typical Tuscan farmhouse, whose origins date back to the beginning of the 20th century, was acquired together with the larger estate Casanova by its present owners in the 1960s and has since been lovingly restored using reclaimed materials such as the stone that covers its structure, as well as new materials crafted in the old tradition, including stone floors and bricks set above chestnut beams that grace the ceilings. The recent renovations have further distinguished the property by conferring upon its exterior a distinctive fortress style, a building technique rooted in the Middle Ages, while the integration of solar panels and a photovoltaic system reflects a deep commitment to environmental responsibility. Surrounded by dense woodland rich in chestnut groves, holm oaks, and oaks, L'Ovile offers guests a rare opportunity to immerse themselves in a landscape of extraordinary natural beauty, where gentle hills roll across vast tracts of countryside stretching toward the horizon, and ancient abbeys, towers, and historic stone villages bear witness to centuries of Tuscan history. The property benefits from a private yard of remarkable extension, with well-maintained outdoor spaces that invite relaxation and exploration. Reliable Internet WiFi connectivity is available throughout the stay, and private parking is provided on the premises, ensuring a comfortable and convenient arrival for all guests.

Outdoors

The farmhouse is set within a 36-hectare property entirely surrounded by woodland, where dotted paths and unpaved roads extending for approximately 1.5 hectares invite guests to enjoy long, peaceful walks through nature. The charming flowered garden of 500 square metres features a generous lawn area that wraps around the house, creating a tranquil and welcoming outdoor environment. 2 benches, sunbeds, and a hammock are thoughtfully arranged throughout the garden, offering ideal spots to unwind in complete serenity. In front of the French windows of the kitchen, a gazebo-covered outdoor dining area is furnished with a table and garden chairs, while a gas barbecue positioned just a few steps away adds to the al fresco experience. A table tennis table is also available for guests seeking a more active form of outdoor leisure. It is worth noting that the photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ at the time of arrival. The non-heated swimming pool, sited on a lower level relative to the house and oriented to the south, is open from the last Saturday in April to the first Saturday in October. It features an attractive kidney shape and measures 11 x 7.3 metres, with a minimum diameter of 4.80 metres near the ladder. The depth ranges from 1.10 metres to 1.80 metres, and the pool is lined in PVC with salt purification. Entry to the water is via Roman steps equipped with hydromassage vents. The pool border is paved with antiqued tiles that harmonise beautifully with the exterior of the house and the surrounding countryside. Both external lighting and internal pool lighting are provided. The solarium area surrounding the pool is furnished with sun umbrellas, sunbeds, small tables, and an outdoor hot water shower. The outdoor spaces of Tenuta Bellafonte are as impressive as the interiors, offering a variety of environments designed for relaxation, dining, and enjoyment of the surrounding natural beauty. The fenced garden, approximately 1,500 square metres in size, is a luxuriant tapestry of many types of flowers alternating with well-kept lawn areas that wrap around the house in every direction. At the centre of the garden, a decorative fountain with alternating lights and water features adds a further touch of refinement to the overall setting. Directly outside the kitchen French window, a large portico serves as a generous outdoor dining area and a comfortable seating area furnished with sofas and armchairs, perfect for alfresco meals in the shade. Additional porticos accessible from the living room provide 2 further furnished relaxation areas where guests can unwind in complete tranquillity. On the first floor, positioned between the pool annex and the sleeping area, a large panoramic terrace furnished with sofas, armchairs, tables, and sunbeds offers an ideal vantage point for enjoying an apéritif while taking in the spectacular views of Monte Subasio and the vine-covered hills, particularly at sunset. The magnificent indoor heated pool, measuring 15 x 5 metres with a constant depth of 1.20 metres, is housed within the annex and is accessible both from the ground floor and from the first-floor terrace. The pool is open all year round and is constantly heated to maintain an optimal bathing temperature regardless of the season or weather conditions. The estate extends across approximately 2 hectares, offering guests a sense of privacy and immersion in nature that is truly rare. A private yard envelops the property, providing ample space to wander and unwind amid a rich variety of native trees and Mediterranean vegetation. Wireless internet connection is available throughout the property, ensuring guests remain connected during their stay, while private parking is provided on-site for added convenience.

Description

Property Summary

Nestled in the heart of Umbria, Italy, the magnificent villa San Rocco stands as a testament to timeless rural elegance, offering a remarkable vacation rental experience for those seeking beauty, tranquility, and authentic Italian charm. Situated near the hilltop town of Montecchio, this stunning property was built in 2010 yet exudes the warmth and character of a traditional Umbrian farmhouse, thanks to its antique stone cladding, handmade terracotta finishes, and chestnut-wood ceiling beams. The fully fenced villa is enveloped by a generous garden of approximately 1,500 square metres, featuring a lush green lawn, colourful flower beds, a vegetable garden, and typical Mediterranean vegetation, all of which create a serene and private natural setting. Guests benefit from a convenient 3-car gravel parking area located immediately beyond the automatic iron entrance gate, ensuring effortless arrivals and departures. Wireless internet connectivity is available throughout the property, keeping you seamlessly connected during your stay. The surrounding landscape opens onto breathtaking panoramic views of the Umbrian hills and the Tiber valley, placing San Rocco in one of the most scenically privileged positions in the region.

Outdoors

The outdoor spaces of San Rocco are nothing short of extraordinary, designed to invite you to spend long, leisurely hours in the open air while soaking in the spectacular Umbrian panorama. The centrepiece of the garden is the superb private swimming pool, a non-heated rectangular pool measuring 10 by 5 metres with a constant depth of 1.60 metres. Lined in PVC and equipped with internal lighting, salt purification, and 4 Roman steps for easy water access, the pool occupies a privileged panoramic position overlooking the surrounding green hills and the charming hilltop town of Montecchio. The adjacent solarium area on the lawn is furnished with sunbeds, deck chairs, a cold shower, and an umbrella to provide welcome shade during the hottest hours of the day. Please note that the swimming pool is open from the last Saturday of April to the first Saturday in October. Extending over 2 terraces, the green lawn is punctuated by colourful flower beds interspersed with trees, a vegetable garden, and carefully maintained hedges, creating a rich and varied natural landscape. The portico adjoining the house serves as a magnificent outdoor living space, equipped with a large table, chairs, benches, a wood oven, and a built-in barbecue, making it an ideal setting for breakfasts, lunches, and dinners enjoyed in the fresh air. The pool is located on the same level as the ground floor of the house and can be reached from the portico, which is approximately 7 metres away. Please be aware that photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ from what you will find upon arrival.

Unit Layout

San Rocco is configured across 2 floors, connected both internally and by an exterior staircase, and benefits from a particularly versatile layout thanks to the property's position on sloping ground, which allows both floors to have direct outside access. The villa comfortably accommodates up to 4 guests across 2 well-appointed bedrooms and 3 bathrooms. The main entrance is located on the ground floor, accessible via a flight of brick steps beneath the portico. On this level, the open-plan living area is thoughtfully divided into a sitting room featuring a sofa and fireplace on one side, and a fully equipped kitchen with a fireplace, dining area, and direct access to the portico on the other. A large bathroom with shower is also located on the ground floor. The upper floor comprises a double bedroom with an ensuite bathroom with shower, a second double bedroom with an adjacent bathroom with shower, and a study with direct outside access through a French window.
