Villa Fior di Roccia is located in the centre of Porto Santo Stefano, which is in the municipality of Monte Argentario. This area became the destination of choice of high society and Hollywood stars in the 1950s, who were drawn to the relaxing and peaceful atmosphere as well as the endless natural wonders and attractions of the area. There are countless free beaches, natural parks, archaeological sites, and more to be explored in the area as well as easy access to the fascinating and lovely islands of the Tuscan Archipelago.

Porto Santo Stefano itself is the largest port town in the area and boasts a 17th century Spanish fortress, lots of pretty beaches, an aquarium, and various companies offering diving, sailing, and other water activities. In the surrounding area, you can visit Caravaggio’s final resting place, the glamorous and retro port town of Porto Ercole, the WWF protected Orbetello with its lagoons famous for their pink flamingos, and you can go wine tasting in the incredible wineries of the Maremma region. For bucket list items, meanwhile, famous Tuscan destinations like Florence, Montalcino, Montepulciano, San Gimignano, and Siena are within day-trip distance and will take you through some of those more typically Tuscan and stunning landscapes along the way!

Of course, that’s if you can ever make yourself leave! We wouldn’t blame guests if they found it hard to prise themselves from the scent of the sea on the air and the views to be enjoyed as you dine al fresco. Marine pines frame the property, there is a strip of terraced land with olive trees and cacti, and beautiful blooms and plants add to the scents and sounds of this relaxing space. You can read in the shade, enjoy a cocktail while you watch the sun set over the water, have a sunrise yoga session on the rooftop terrace, or simply take your breakfast each day while taking in the postcard-perfect views – it is truly magical! Plus, if you want to swim, the sea is a short distance away and if you want to go out for dinner or wander down to the shops, everything is close at hand.

Inside, the house is just as remarkable, with WIFI and air-conditioning throughout and a carefully considered style with a high-quality finish. Pops of colour, interesting works of art, retro-style furnishings, and those stunning sea views framed by windows, all lend this spacious and airy home character but it is never too much. Guests will still feel relaxed in this plush and comfortable space.

On the ground floor there is a large and charming kitchen with two rooms, ample counter space, a big steel oven and stove top, a fridge-freezer, dishwasher, coffee machine, and a direct exit out onto the garden, making it easy to bring meals al fresco. A large open-plan living space takes up much of the rest of the ground floor with a welcoming dining area with a fireplace and a separate sitting area with a big and plush sofa and a television as well as a large window taking in the views. A bathroom completes this floor.

Then, on the first floor there are two double en suite bedrooms and two more double bedrooms as well as an additional bathroom. All of the bedrooms have French doors opening onto a balcony with sea views. An annex separately houses a laundry room with a washing machine and dryer for your convenience and there is parking for two cars on the property.
