Placed in an unspoilt environment, the villa is surrounded by olive groves, vineyards and lush woods. You reach La Rogaia through an unpaved road that winds through the woods, well-maintained and only a little steep, and once you are there you will be rewarded with true peace and tranquillity. The villa is furnished with taste and care by the owners who also produce an excellent organic extra virgin olive oil.
We recommend that you don't miss a visit to the nearby city of Arezzo, only 10 km away, to the works of art by Piero della Francesca, Giorgio Vasari, Cimabue, a walk along the narrow streets of the historic centre and a glass of wine enjoyed in the wonderful medieval setting of Piazza Grande.
The real icing on the cake here is, however, the breathtaking view from the very panoramic private swimming pool (size 5x10 m, depth 0.90-1.95 m, completely fenced in and equipped with sun shower - open from 1st June to 30 August). From the pool terrace, your eye will wander over the valley as far as the gates of the city of Arezzo. Villa Gioiosa is an old stone house that once belonged to the nearby Benedictine monastery and was used by the monks as a chestnut dryer, of which the surrounding woods are rich. Today the house has been completely restored, maintaining the characteristics of the old Tuscan farmhouse, both in the architectural features and in the furnishings, enriched with local antiques.
A few kilometres away is the village of Monte San Savino, famous for its ceramics and its beautiful alleyways and buildings, offering shops, supermarkets, restaurants and services of all kinds.

Located south of Siena on the edge of the Crete Senesi, the property enjoys a tranquil, panoramic position inside a large farm (400 hectares) that produces wine and olive oil. Magnificent view of the countryside, characterized by the rolling hills of the Val D’Orcia and the city of Siena on the horizon. The apartments are furnished in a comfortable, rustic style. Outside, guests may use a charming, partially covered terrace (110m2) with a beautiful view.

The Agriturismo Bevignano, at the centre of a thriving farm with 70 hectares of woodland and 1,200 silver olive trees, has ancient origins. They date back to 1600 when there was a monastery here, and you can still admire an ancient little church inside the property. This ancient village, located on the border between the provinces of Arezzo and Siena, nestled in the wooded hills north of Monte San Savino, still retains its architectural features that make it a place full of charm and history. You will feel as if catapulted into another century, in contact with nature and the simplicity of country life.

The property is divided into two stone buildings, which in turn are divided into four independent apartments. Casa Vana and Casa Linda and the house where the owners live are in the first farmhouse, and Casa Ghigo and Casa Gesuina are in the second farmhouse. Each apartment has an independent entrance and will have a private outdoor area equipped with table and chairs for your outdoor meals.
The owners, after a careful study of the origins and traditions of the place, have decided to keep the original core of the hamlet unaltered, enriching it with sober and essential finishes and furnishings, which will give you the opportunity to experience a holiday in contact with nature and the country lifestyle, together with the comforts of modern life.
The Agriturismo is located in an extremely scenic area, the view you will enjoy from your windows will remain etched in your memories for many years to come. The Pieve di Sant'Ippolito is a small outbuilding in the heart of the Crete Senesi. You will find it on the outskirts of the village of Asciano, in a panoramic and sunny position. The property is composed of the manor house where the owners' family lives, an annexe and the very ancient Church of "Sant'Ippolito e Cassiano", whose origins date back to the 3rd-4th century AD. Inside the church you can admire a beautiful fresco painted by several renowned artists of the Umbrian school, such as Pinturicchio and Raphael, but erroneously attributed to the Sienese painter Giacomo Pacchiarotti a minor artist of the Sienese school. On 13 August, for the feast of Saints Ippolito and Cassiano, the church will be open to the public and a Holy Mass will be celebrated there. During the rest of the year, being part of private property, the owners allow it to be opened only on rare occasions, while guests of the house will be able to visit it freely.
You will reach the village of Asciano, with shops and services of all kinds, by a pleasant walk of just a few minutes.
All around the house you will find a large, fully fenced garden equipped with children's games, a table tennis table, barbecue and tables and chairs for your outdoor meals. The beautiful round swimming pool (dimensions 13 x 8 m, depth 1.20 - 2.10 m) with water geyser, infinity edge with waterfall and 3-seater whirlpool bath will be at your disposal during the whole year. Please note that the photographs of the garden were taken in spring, and therefore the flowering and grass colours may differ from what you observe upon arrival. The crown jewel of the outdoor space is the pool area, reached from the house via a short, level path of approximately 15 metres. The expansive sunbathing terrace, paved in travertine, is generously equipped with sunbeds, deckchairs, and tables, and at its centre lies a striking free-form swimming pool spanning 110 square metres, with a varying depth of 70 to 150 cm. The pool is lined in PVC, features Roman steps, and is maintained with chlorine purification. The pool is open from the last Saturday in April to the first Saturday in October. Completing this exceptional area are 2 hydromassage pools: one with a rounded shape that is heated, and one with a square shape measuring 4 x 4 metres, which can be heated on request. Both offer a breathtaking vantage point from which to admire the sweeping landscapes of the Crete Senesi that surround the property.

The centrepiece of the outdoor space is the magnificent non-heated infinity pool, positioned just 15 metres from the house and immersed in the surrounding garden. Rectangular in shape and measuring 6 x 12 metres, the pool features a border in Tuscan travertine and is internally lined with mosaic tiles, lending it an elegant and distinctly regional character. The depth varies from 1.20 metres to 2.20 metres, and access to the water is made easy via large steps. The pool is equipped with chlorine purification, as well as lighting both inside and outside the water. Along one side, a discreet hedge provides a sense of privacy, while fragrant roses frame the perimeter and a carpet of well-kept lawn surrounds the sunbathing area, which is furnished with sunbeds, an awning, and a hammock. A wooden gazebo with table and chairs completes this outdoor retreat, and an outdoor shower is also available for guests' convenience. The pool is open from the last Saturday in April to the first Saturday in October.
