A wooden gate located just a few metres from the portico leads directly to the beach, where guests may set up sunbeds to enjoy the sun-filled days. 2 showers with hot water are available at the beach access point for added convenience. Both the sea-facing side and the pool side of the property are furnished with umbrellas, tables, and chairs, creating comfortable outdoor living areas throughout the estate. Please note that the photographs of the property were taken in spring; therefore, the blossoming of flowers and the colour of the garden grass may differ at the time of your arrival.
The oval-shaped, non-heated swimming pool is positioned on the north side of the villa, nestled within a natural hollow in the sand dunes that already existed on the site, encircled by an amphitheatre of juniper hedges. In keeping with the owners' deep respect for the environment, no trees were cut down during its construction. The pool measures 9 x 5 metres with a depth ranging from 1 to 1.90 metres, is purified with chlorine, and features a swimming upstream function. The surrounding pool area is equipped with a bar area, deckchairs, sunbeds, umbrellas, a shower with hot water, tables, and chairs. Its name, like the bird from which it comes (the Phoenix), summarises the symbol of rebirth; and this comparison is more than appropriate considering the origins of Casa la Fenice which, from a simple country farmhouse, has been transformed, reborn, into a splendid Tuscan residence, after having undergone an important renovation which the owner was particularly keen to do, and which bears witness to the sentimental bond with these walls. We are in a lesser-known, but extraordinarily beautiful, corner of Tuscany, where the contrast, between the verdant hills and nature reserves of Berignone and Monterufoli-Caselli and the wonderful lunar landscapes endorsed by the Valle di Diavolo, stands out: with all its enchantment it offers surprising glimpses of nature manifesting itself with all its strength, giving almost an air of veiled mystery with the geothermal vents in the background. Casa La Fenice has two floors connected by an internal staircase. A few steps lead to the main entrance on the ground floor. From here a staircase leads up to the first floor and a short ramp leads into the living area consisting of a spacious, well-equipped kitchen connected to the dining room; the rooms have direct access, through French windows, to the garden and are served by a bathroom with shower. Completing the ground floor are three double bedrooms with ensuite bathroom with shower, each with outside access and not communicating internally with each other. On the first floor is a double bedroom with a small balcony, a bathroom with a chromotherapy shower, a TV room with a double sofa bed and access to the terrace and, finally, the laundry room.
Park:
The park surrounding the house extends over a flat area of about 20,000 sq m and is completely fenced. The garden around the house has lawn areas delimited by dry stone walls and enlivened by bushes of aromatic herbs, fruit trees and a sea of olive trees. In this welcoming setting are a hydromassage tub (that can be available with extra cost and heated up to 27degreest) with adjacent guest bathroom, a lovely pool of water lilies, a wooden gazebo with table and relaxing sunbeds near the beautiful swimming pool, a barbecue area with wood oven and barbecue and a large portico with dining table in a convenient position at the exit of the kitchen. Villa Pedone is situated on a quiet and secluded hillside, surrounded by breathtaking views of olive groves and vineyards. Although you will feel far away from the city, Lucca is only 10 minutes away by car. It is an ideal location, as you will see on the map, the city of Lucca is positioned centrally in the Tuscan region. It is aprox. only 15 km from the sea side and 10km from the mountains. It is surrounded by all the main cities of Tuscany, which are easily reachable also by train or bus.
The property is in San Concordio di Moriano, a small village in the countryside, 7km from Lucca city center.
The villa is surrounded by ancient olive groves and vineyards. It is also an historic area where once all the noble families built their summer estates to escape the heat and show off their wealth. Although it might seem like an isolated area, the village center is only 2km away, where it is possible to find a minimarket and a supermarket at 3km.

The garden surrounding the property is delimited by a 2m high wall, which surrounds three sides of the villa. The fourth side is delimited by a low fence to enable the view of the lower hills, of vineyards and olive groves, the swimming pool, with deck chairs, and the outdoor dining area are on this side, therefore you are able to have a beautiful view of the countryside while dining and swimming.
The Italian style garden is partly in grass and partly in pebble stones. The villa's façade is dominated by a palm tree.

Casa Rosa is located 2 km (2 mi) from San Concordio Di Moriano, Italy and only 8 km (5 mi) from Lucca in the tourist area "Lucca And Surroundings". Casa Rosa is a beautiful stone building (350 sq m) with air conditioning, private pool and WiFi internet. The property can sleep up to 12 guests comfortably in six bedrooms with six bathrooms.
The Experience
Casa Rosa is situated on the same estate as Villa Clara, a villa we have been succesfully renting for years, and used to be one of the farmers’ houses. The garden and swimming pool have been positioned on the opposite side of Villa Clara to assure total privacy. One of the rooms has facilities for disabled guests.
A yoga room is available; there is an additional fee for its use, payable locally.
There is a tennis club within walking distance of the house.
The helpful caretakers live on the estate, in a separate apartment.
After arriving you’ll find a lovely clean well-maintained property ideal for a relaxing vacation in Tuscany.
