You will find La Casina del Bosco in an extremely panoramic position, nestled among silver olive trees in the beautiful, green Alpe di Catenaia. The little house is located not far from the mountain pass that joins the two valleys of Casentino and Valtiberina and will allow you easy day trips in both valleys, in search of monasteries and castles and small, ancient villages carved in stone and unknown to most people. The splendid view that you will see every morning from your windows overlooks the surrounding luxuriant woods, thickets of ancient chestnut and oak trees, where wildlife still reigns supreme. All this makes the place extremely peaceful and almost enchanted.
The house is reached by a small unpaved road (approx. 2 km), which we do not recommend taking with sports cars. About 8 km away is Subbiano, an industrious village with supermarkets, restaurants and shops of all kinds, whose origins can be traced back to Roman times. In the small village of Falciano, just 3 km away, there is a typical Tuscan restaurant where you can enjoy pasta, meat and traditional dishes that we are sure you will not easily forget.
18 km away is the ancient city of Arezzo, to which we recommend you dedicate at least one day, strolling through its paved alleys and beautiful squares.
The little house that you will rent is the result of a recent restoration, built with ancient local stone but above all a depository of very distant origins, it was in fact once used by shepherds who stopped there during the transhumance.
For your days of complete relaxation, there is a panoramic swimming pool surrounded by olive trees ( size m. 6 x 2.70, depth m. 1.30 - open from 01st May to 30th September), a hydro-massage tub (5 seats, size m. 2.20 x 2.20 - available with extra charge), a pergola furnished with table and chairs to enjoy your meals in the open air, a barbecue and a fully equipped garden. The outdoor area (approx. 1200 sqm) is fully fenced and your small four-legged friends are very welcome. You will find the house decorated with antique furniture that perfectly matches its features, giving it a cosy and warm atmosphere.

The non-heated swimming pool is a true highlight of the property, framed by scenic olive trees and vines and enjoying an open view over the hilly landscape. Reached by climbing five steps and crossing the surrounding lawn, the pool has a rectangular shape measuring 4.5 x 11 m, with a depth that gradually increases from 1.20 m to 1.80 m. The tank is PVC-lined, sanitized with chlorine, and equipped with internal lights, as well as steps running along one of the two short sides. Along the stone-paved edge, a dedicated sunbathing area is furnished with sun beds and umbrellas. A basement accessible via a flight of stairs houses a bathroom with shower and a changing room for the convenience of pool users. The pool is open from the last Saturday in April until the first Saturday in October. Ca Maggiore accommodates up to 12 guests across 6 bedrooms and 5 bathrooms, distributed between the main villa and a separate annex located directly opposite. The villa is structured on 2 floors plus a turret, all connected by an internal staircase. On the ground floor, the common areas unfold from the main entrance situated beneath the portico, leading into a dining room that connects on the right to a living room and on the left to a large kitchen. The kitchen provides direct access to the outside and is also connected to a laundry room, a utility room and pantry, and a bathroom with shower. Continuing from the dining room, guests will find a TV room and a spacious hallway with the stairwell leading to the first floor. This floor also hosts a bedroom with 2 single beds, each 1.20 m wide, with an en-suite bathroom with shower, as well as 3 double bedrooms, 2 of which feature en-suite bathrooms with shower. The sixth bedroom, furnished with a double bed, is located in the turret and is accessed via a steep wooden staircase. The annex is distributed across 2 levels: the ground floor features a living room with sofa and piano, while the upper floor hosts a double bedroom and a bathroom with shower.

Interiors:
The complex consists of the main house and an annex divided into two apartments that do not communicate internally (to which is added an additional annex with kitchen and bathroom); the total area is about 600 square meters. MAIN HOUSE (on two floors not connected internally) — Entrance hall (accessed from a common courtyard where there are also stairs to reach the first floor); open space living room with sitting room and dining area; kitchen (with washing machine and dryer); service bathroom. FIRST FLOOR — Entrance through a terrace with dining table for six people; kitchen; open-plan living room; double bedroom with en suite bathroom with tub and shower; twin bedroom with en suite bathroom with shower; double bedroom with adjoining bathroom with shower. ATTACHED APARTMENT 1 (on two floors connected internally) — GROUND FLOOR — Living room with kitchenette and direct access to a courtyard with pergola; a service bathroom. Park:
The park covers about 5000 square meters of hilly land. The perimeter of the property is delimited by stone walls, hedges, rows of cypresses and metal mesh fences along the borders with woods and fields. Access to the property is through an iron gate, with a private parking area just outside, while a second entrance leads to the common courtyard and the entrances to the main house. The garden, embellished with olive trees, fruit trees and meadows, gently follows the natural slope of the land. In a private and sunny position is the swimming pool, flanked by a suggestive outdoor theater. A short distance from the main building, the renovated former barn includes a service bathroom, a large kitchen with wood oven and an outdoor shed equipped with a dining table and mobile barbecue, continuing in a cozy outdoor living room. Next to the living room of the main villa, a large lawn houses a dining area shaded by a pergola, also perfect for evenings with outdoor cinema thanks to the video projector. Each apartment has its own outdoor lounge/dining areas.N.B.: Please note that photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located in a sunny and private position but easily accessible from the buildings and the outdoor kitchen. Rectangular shape with Roman staircase; dimensions 12 x 6 m and depth between 1.40 and 2 meters. Internal PVC coating; internal and external lighting; equipped with a cold water shower; salt purification system. Solarium area of about 300 square meters covered in travertine on which are distributed sun loungers, umbrellas and a seating area. Open from the last Saturday in April to the first Saturday in October.
