Beyond the fenced lawn, the remaining 5,000 square metres of parkland adapt naturally to the hilly terrain, merging into a vast wooded estate where olive trees, fruit trees, pines, willows, and larches alternate in a verdant landscape occasionally visited by fallow deer, roe deer, wild boar, and squirrels. An external stone staircase leads up to the old watchtower, where a small porticoed terrace offers a charming and intimate spot to enjoy a glass of wine while taking in the views. Please note that the garden photographs were taken in spring, and the appearance of the flowers and lawn may vary depending on the season of your arrival. The non-heated swimming pool is situated in a dedicated area of the garden approximately 50 metres from the main house, reached along a tuff-paved path and overlooking an open, panoramic landscape. Measuring 9 by 17 metres with a varying depth of 1 to 3 metres, the pool is lined in sky-blue tiles with a terracotta border and features 5 Roman steps in terracotta as well as a ladder for water access. A circular hydromassage area with terracotta seating adds an element of indulgence to the pool experience. The surrounding sunbathing area is paved in tuff and equipped with comfortable sunbeds, while a cold and hot-water shower and a wooden gazebo furnished with a table and armchairs complete this luxurious outdoor retreat. The pool benefits from chlorine purification and both internal and external lighting, allowing it to be enjoyed after sunset. It is open from the last Saturday of April until the first Saturday of October.

The swimming pool, positioned at the front of the villa approximately 25 meters from the entrance and accessible through the rectangular square in front, measures 7 m x 13 m with a depth ranging from 1 m to 2.40 m. It is a non-heated pool, elegantly lined with blue mosaic in the style of Roman baths, and features 2 internal Roman staircases for easy entry, 3 hydromassage stations, and internal lighting. The pool is open from the last Saturday of April to the first Saturday of October.
