Calanchi Residence is a small tourist complex with a large garden, a swimming pool for adults, a swimming pool for children and a wonderful view of the surrounding hills.
The Residence, consisting of two houses for a total of 15 apartments, is located a stone's throw from the small medieval village called Sughera, in the municipality of Montaione (FI) in a very central position with respect to the main tourist destinations and attractions of Tuscany: halfway between the legendary towers of San Gimignano and the medieval charm of Certaldo, yet not too far from the art cities of Florence (59 km), Pisa (57 km), Siena (65 km), and Volterra (33 km).
For this reason Calanchi Residence is perfect as a base for various excursions in Tuscany, all reachable in about 1 hour by car.
Each apartment has an independent entrance and a covered outdoor area.
The apartments offer 3 to 5 beds, two bathrooms, large living room / kitchen with double sofa bed (on request), well-equipped kitchen, satellite TV, fridge, freeezer, dishwasher, microwave, toaster, WI-FI, mosquito nets, air conditioning.
Three apartments have a private fenced garden, ideal for those travelling with 4-legged friends.

Four charming apartments in a farmhouse (composed in total by 4 units) that was originally a watchtower during the war between the Florence and Siena republics. Today it is the guesthouse of a 16th century villa, where the property owners reside. The property is in a tranquil location at the center of a 12 hectare farm that produces wine and olive oil. At the same time it is just 350 m from the center of a small, charactaristic village where a bus can take you to Florence in just 20 minutes. Beautiful view of the countryside. Each apartment has its own large, private outdoor space, and the beautiful, enclosed, shared pool sits among olive trees, overlooking the country landscape (85 m from the house). Upon request, it is possible to visit the garden of the main villa, with its ancient interconnecting pools fed by a natural spring and age-old lemon trees. The apartments are furnished in simple, rustic style. Access to the property is via a 250 m unpaved but well-maintained road.

The surrounding lawn on this level houses the swimming pool, which is non-heated and irregularly shaped, measuring approximately 12 x 10 meters with a depth ranging from 1.20 to 1.80 meters. Interior:
The complex follows the typical structure that is historically defined as "courtyard house", consisting of a main body and a separate annex (located opposite) composed of several residential units, for a total of about 1200 sq m and organised around a central courtyard where all the various entrances are located. MAIN BODY. On three floors. On the ground floor, through the courtyard, you enter the main door which opens into a large living room with sofas and TV area. A short corridor leads to the dining room, connected to the professional kitchen which, through a French window, leads to the courtyard set up for outdoor dining and to a service bathroom. The ground floor is completed by three double bedrooms (two with divisible bed) with private bathroom with shower. An external staircase next to the main entrance leads up to the first floor where, crossing a terrace equipped with tables, you come to a living room with fireplace and six bedrooms: a double with ensuite bathroom with shower and tub, a twin (with joinable beds) served by a bathroom with tub and shower, and four doubles (two with divisible bed) with ensuite bathroom with shower. On the second floor, accessed from the first floor corridor via a simple spiral staircase, is a double bedroom and a bathroom with shower. ANNEX. Located in front of the main building, it consists of two, not internally connected, floors. On the ground floor are three double bedrooms with ensuite bathroom with shower, each with independent access and not communicating internally. Two flights of steps, located on the front façade, lead to the first floor bedrooms: the first flight leads to a double room (with divisible bed) with ensuite bathroom with shower. Park:
48 hectares of land surround the borgo, distributed amongst extensive woodland, immense arable fields, meadows and a vast olive grove where you can walk or practise sport, immersed in nature. The park pertaining to the borgo extends for about 4 hectares and includes areas paved in terracotta, with seats and small tables, and areas of lawn embellished with tall trees, olive and fruit trees and thick bushes of herbs. In the courtyard onto which all the entrances open, particularly that of the kitchen, a dining area has been set up with tables and chairs with, close by, a wood oven and barbecue. A large loggia a short distance from the courtyard and the terrace on the first floor of the main house are perfect relaxation areas, where you can sit and admire the panoramic views. Next to the structure is a large parking area.

Swimming Pool:
The swimming pool is located in the part of the park that borders the wood and is surrounded by tall shady trees. It can be reached from the courtyard along an internal path of about 350 m. Rectangular and measuring 8 x 10 m with a constant depth of 1.40 m, it is lined in PVC and bordered by terracotta paving. It has chlorine purification, a metal ladder for access to the water and internal lighting, which is also present throughout the surrounding area. The lawn, part of the sunbathing area, is equipped with umbrellas, sunbeds and a cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.

Villa Agatea operates seasonally from April 1st through October 28th. Check-in takes place from 3:30 pm to 7:30 pm, and guests should note that check-in will be conducted at La Pensione di Vignamaggio in Panzano. Check-out must be completed no later than 10:00 am. The changeover day is Saturday. A minimum stay of 7 nights applies during high season, while a minimum of 3 nights is required during low and mid season. A complete rooming list must be submitted 1 week before arrival. Upon arrival, a pre-authorization of €2,000 is requested as a security deposit for damages. Gas heating is available as an extra service. Please note that external chefs are not permitted on the estate; however, a private chef can be arranged on request, and cooking classes are also available on request through the estate. Social events for more than 22 guests can be organized through the estate's partners, subject to management approval, at an additional cost. Tourist tax is due at check-out. Lovingly restored by its current owners, who reside discreetly on the upper floor for short periods only, the villa combines refined interiors with an extraordinary natural setting surrounded by centuries-old holm oaks, oaks, and chestnut trees. Guests have access to a fully equipped one-hectare private park, a dedicated parking area located just past the entrance gate to the property, and complimentary Wi-Fi throughout the accommodation. The grounds of Villa Rinaldi are nothing short of extraordinary, extending across a fully fenced one-hectare park that wraps around the rear of the building and is framed along its perimeter by centuries-old oak trees and lush, refreshing woodland vegetation. The garden is a living tapestry of seasonal blooms and wild flora, including junipers, honeysuckles, strawberry trees, ferns, cyclamens, violets, hellebores, strawberries, and wild blackberries, all of which can be discovered simply by strolling around the property. A vegetable garden with seasonal vegetables and aromatic herbs is also available for guests to enjoy. Throughout the park, various seating areas equipped with chairs and tables invite relaxation and convivial gatherings, while a convenient outdoor dining area is positioned directly at the living room exit, creating a seamless flow between interior and exterior living. Please note that the photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ at the time of your arrival.
The non-heated swimming pool is set in the most private area of the property, on a lower terrace approximately 20 metres from the villa, reached via a few steps or along a dedicated path. Rectangular in shape and measuring 4 x 8 metres, with a depth ranging from 1.50 to 1.70 metres, the pool features submerged entry steps, a PVC lining, a stone-paved border, internal spotlights, salt-based water purification, and a waterproof cover for overnight use. The surrounding sunbathing area is furnished with a large umbrella, small tables, sofas, and sunbeds, as well as a cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.
