The non-heated swimming pool occupies a splendid panoramic position overlooking Lake Trasimeno and is situated at a lower level relative to the main house, remaining visible from several of the bedrooms. Rectangular in shape with a graceful semicircular end featuring Roman steps for entry, the pool measures 5 by 10 metres with a constant depth of 1.50 metres. It is lined in white PVC, equipped with internal lighting and a salt purification system, and can be covered during the night. The pool is available from the last Saturday of April to the first Saturday of October. Surrounding the pool, a spacious solarium area, largely laid to grass, provides the ideal setting for sunbathing and relaxation, complete with sunbeds, deckchairs, a gazebo, and an umbrella. Interior:
The farmhouse is spread over 2 floors and is furnished in a very functional way. The main entrance leads into the large living room furnished with sofas and a large wooden table. The living room leads to the fully equipped kitchen, to a double bedroom (divisible bed), with bathroom with shower and washing machine. The first floor can only be reached externally with a stone staircase or with two comfortable ramps that start from the garden. From the veranda, complete with kitchen, dining area and outdoor living area, located on this floor, there is direct access to the living room with fireplace and to the kitchen / dining room. From the living room two corridors lead to the sleeping area. On the right there are two double bedrooms each with en suite bathroom with shower, one of which is suitable for disabled people, while the other corridor leads us to a double bedroom, a double bedroom and a further bathroom with shower.

Park:
The property extends for about 12 hectares and is characterized by the presence of olive trees and woods. The area surrounding the property is cultivated with terraced lawn until it reaches the swimming pool area. The large veranda overlooking Lake Trasimeno, an ideal place for outdoor dining and which completes the outdoor area of the property, is equipped with a full built-in kitchen, barbecue, dining area with tables and chairs and a relaxation area with sofas and coffee table. The parking area, with ten uncovered parking spaces, is located above the building at the end of the avenue.NB: It should be noted that the photo shoots are usually made in spring, therefore the colors and blooms of the gardens, lawns and parks may be different at the time of your entry into the villa.
Pool:
The fenced pool is about 20 meters from the house and is accessed via a staircase or ramp. It measures 5 x 13 m with a constant depth of 1.40 m, has access to the pool via steps and is open from the last Saturday in April to the first Saturday in October. The surrounding area is fenced and equipped with deck chairs, sun loungers and parasols. A characteristic external shower is also available for guests. Access to the fenced pool is via two gates. About 5 meters away from the outdoor kitchen there is a 6-seat heated whirlpool tub.
Pets: Small pets on request and short-haired. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.

Casa Bella is a typical stone villa situated on the top of a hill and offers a 360° view of the green hills of the Senese countryside. To give you an idea of how exceptional the view from Casa Bella is, we can tell you that we have often organised painting courses here. Looking around you will find inspiration in the landscape, which in itself is something to frame. Families with children as well as groups of friends have enjoyed their holidays in this villa, fun for young and old is guaranteed. Every day offers a new opportunity to enjoy something different: relax in the panoramic garden, take a refreshing dip in the swimming pool (8x4 meters, 1.20 meters deep, fenced – open from May 1st to September 30th), or engage in exciting matches of volleyball or tennis on the small multi-purpose sports ground (18x9 meters). You can also enjoy table tennis, billiards, or foosball for some friendly competition. Children can play in the children's playground next to the swimming pool. After dinner in the gazebo next to the pool you will be delighted by the sunsets, which offer different lights and colours every day.
You will certainly not be inclined to leave the house, but as there are beautiful towns and cities rich in art nearby, we would advise you not to miss the opportunity to visit them. Torrita di Siena, Montepulciano and Pienza are all within a maximum of 20 km, Siena is 50 km away.

The grounds of Villa La Monarca extend across 2.6 hectares of land planted with olive groves and vines, offering a truly immersive experience of the Tuscan countryside. Approximately 8,600 square metres of this land is enclosed within a 2-metre-high fence, forming the villa's private garden, which features well-kept lawns, sculpted hedges, holm oaks, and fragrant aromatic plants. A welcoming sitting area is positioned between the main villa and the annex, directly accessible from the kitchen, providing an intimate space for relaxed gatherings. In front of the annex, you will find a dedicated barbecue area alongside a traditional wood-fired oven, perfect for alfresco cooking and convivial outdoor meals. The outdoor dining area is situated beneath a charming pergola at the exit of the main house living room, offering a shaded and atmospheric setting for lunches and dinners in the open air. Please be aware that the garden photographs were taken in spring, so the appearance of flowering plants and the colour of the grass may differ at the time of your arrival.
The non-heated swimming pool is located on a lower terrace approximately 50 metres from the villa, accessible via steps or a convenient electric stair lift. Rectangular in shape, the pool measures 15 by 8 metres with a depth ranging from 1 to 2 metres, and features PVC and tile lining, a steel ladder for entry, saltwater purification, and both internal and external lighting. A solar shower is also available poolside. The sunbathing area, measuring approximately 20 square metres, is furnished with sunbeds and 2 umbrellas, inviting you to relax while enjoying panoramic views over the surrounding countryside and the town of Sinalunga. The pool is open from the last Saturday in April to the first Saturday in October.
