The centrepiece of the garden is the superb private swimming pool, a non-heated rectangular pool measuring 10 by 5 metres with a constant depth of 1.60 metres. Lined in PVC and equipped with internal lighting, salt purification, and 4 Roman steps for easy water access, the pool occupies a privileged panoramic position overlooking the surrounding green hills and the charming hilltop town of Montecchio. The adjacent solarium area on the lawn is furnished with sunbeds, deck chairs, a cold shower, and an umbrella to provide welcome shade during the hottest hours of the day. Please note that the swimming pool is open from the last Saturday of April to the first Saturday in October. Extending over 2 terraces, the green lawn is punctuated by colourful flower beds interspersed with trees, a vegetable garden, and carefully maintained hedges, creating a rich and varied natural landscape. The portico adjoining the house serves as a magnificent outdoor living space, equipped with a large table, chairs, benches, a wood oven, and a built-in barbecue, making it an ideal setting for breakfasts, lunches, and dinners enjoyed in the fresh air. The pool is located on the same level as the ground floor of the house and can be reached from the portico, which is approximately 7 metres away. Please be aware that photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ from what you will find upon arrival.

The farmhouse is surrounded by a large garden shaded by tall trees, decorated with pots and flowers and equipped with table, chairs, umbrellas, swing and barbecue. Under the large centuries-old oak tree, to the side of the house, there is a small corner designed for relaxing with a good book or for an evening chat with friends and a glass of wine. The beautiful 5 x 10 m swimming pool (depth 1.40 m - open from 01st May to 30th September), for your exclusive use, has sunbeds and umbrellas and a comfortable bathroom with shower. The ground floor features a large living area with elegant sofas, a dining room, a fully equipped kitchen, and 1 full bathroom. The first floor hosts 5 double bedrooms, each with its own en-suite shower room and minibar fridge; 1 bedroom can be converted into twin beds upon request, and 2 bedrooms can each accommodate an additional single bed. All rooms overlook the park. The basement includes a second kitchen, a spacious open-plan area for activities such as wine tasting and cooking classes, a cellar stocked with fine Tuscan wines including Montalcino, Montepulciano, and Chianti, a living area with sofas, and a billiard table. The basement also houses the spa, featuring a jacuzzi bath, relaxation lounges, a sauna, a Turkish bath, an emotional shower, and changing and massage rooms. From the windows of the old farmhouse, you will enjoy an incomparable view of the suggestive landscape of the Valdichiana hills, where, scattered here and there, you will glimpse beautiful farmhouses, 19th-century villas and medieval villages dominated by mighty castles. Santa Vittoria is an old house with a special appeal. The wooden ceilings, the floors all in Tuscan terracotta and the original period furnishings give it a very rustic and characteristic charm. You will experience your stay in an atmosphere of old, simple and essential things.
On the ground floor of the farmhouse lives, occasionally, the property caretaker who will be a discreet point of reference in case of need.
You will have at your disposal, in front of the house, a large green area equipped with a pergola and garden furniture, perfect for your evenings in the open air. About 250 metres away, near another farmhouse that is also part of the farm, you will find the laundry room and the swimming pool area (size 7x12 m, depth 1.20 - 1.80 - open from 01st May to 30th September) that you can use together with the owner and his guests.

Villa Joy is set in a beautiful garden, a veritable green island in the centre of which is a large swimming pool and various areas organized for relaxation and fun in the open air. The property is located in a residential area along the main road leading to the town, in the picturesque landscape of the Tuscan countryside; its strong point is the location (4 km from the A1 motorway, the Autostrada del Sole), ideal for visiting the numerous tourist spots in the surroundings and just a short distance from the main road links that will bring you within easy reach of the art cities of Siena, Arezzo, Perugia and Cortona. Interior:
A short flight of 7 steps leads up to the main entrance which opens into the living room with TV and seating areas, the latter facing the beautiful terrace, completed by a gym, which overlooks the garden. From the living room a few steps lead to the sleeping area of this floor, comprising two double bedrooms, one with a round bed (diameter 2,45 m), sharing a bathroom with shower. On the lower floor, is the kitchen with dining area (also equipped with washing machine) and a twin bedroom (with joinable beds) with ensuite bathroom with shower. Air conditioning in the bedrooms.
Park:
The park and the garden, completely fenced-in with netting and hedge screens (height about 2 m) guaranteeing privacy, extends over an area of about 2500 sq m which includes a 2-car parking area near the entrance gate. The garden surrounding the villa consists of paved surfaces in terracotta and large areas of lawn enlivened by flowering bushes, olive trees, cypresses, lime trees and a shady catalpa with two benches under it. The large stone portico outside the kitchen, is equipped with table and chairs for outdoor dining. NB. Near the villa (about 300 m away), not visible from any side, is an abandoned industrial shed.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
Just 10 m from the villa, the swimming pool lies in the centre of the garden and is accessible via a strech of garden. The rectangular-shaped pool has one oval side, Roman steps and a stone border. Lined in PVC, it measures 6 x 12 m with the depth varying from 1.20 to 2.10 m and it has internal lighting. It has chlorine purification. The sunbathing area, paved in serena stone around the pool, extends to the manicured lawn with sunbeds, a gazebo with table and chairs for outdoor dining and a convenient solar shower. The pool is open from the last Saturday in April until the first Saturday in October.
