Villa La Matra is a villa with swimming pool for exclusive use 2 km from the city of San Giustino and 5 km from the city of Castello, completely renovated, it is a historic 19th century residence. It can accommodate up to 10 people in 5 bedrooms with 4 bathrooms, indoor / outdoor kitchen and living room.

Upon arrival you'll find a beautiful clean well-maintained property perfect for a delightful vacation in Umbria.

The villa is on two levels, ground floor and first floor.

All rooms have a patio. The bathrooms are equipped with shower and bidet.

You can enjoy the villa in total privacy and cool off in the large garden in the pool area near which is the outdoor kitchen with BBQ and shaded veranda.

For your enjoyment you will find a private swimming pool (12x6m with depth from 120 to 155 cm) where you can relax while enjoying a refreshing drink or play billiards after a busy day full of visits to local museums.

Available to adults and children you will find bikes for short walks.

If you enjoy cooking for your family and friends, the property has a well-equipped kitchen with microwave and refrigerator, dishwasher, toast machine, as well as enough crockery and cutlery for up to 12 people.

If you prefer to eat outside, there is a fully equipped garden at your disposal where you can enjoy the good weather during your meals.

sanitization by the staff assigned to this activity and therefore not before 17:00. The staff will communicate to the owner or his representative the expected time for access and he to the guests.

Cleaning and linen change (sheets and towels) will take place as follows:
- ** once a week (for stays of at least 7 nights): preparation of the villa for the arrival of clients

During the high season, weekly cleaning will be carried out mainly on Saturday.
Final cleaning is always included, even for stays of less than 7 nights.

The initial deposit required to confirm a reservation to be paid at the time of booking (unless there are special conditions in place) is 30% of the total rent amount.

The balance is due 45 days before arrival.

For last-minute bookings (within 45 days of arrival, unless stated otherwise in the reservation policies of the property) the full amount must be paid at the time of the booking.

Cancellation of a booking, unless stated otherwise in the reservation policies of the property, even if it is substituted by another one, the following penalties must be paid:
- the percentage of the total rental amount paid at the time of the booking as initial deposit if the cancellation is made from the booking time to 46 days before the start of the rental period;
- 100% of the total rental price if the cancellation is made from 45 days to the day of arrival or in the case of no show.
