The Italian Renaissance garden surrounding the villa has undergone meticulous restoration aimed at enhancing its original architectural lines, and today it enchants visitors with the scents of roses and lavender, whose deep purple hues frame the white gravel paths leading to the villa's entrance. Colourful flowers bloom in abundance throughout the garden, while perfectly manicured and constantly irrigated lawns provide a verdant carpet across the estate. Strolling through the grounds, you will discover several intimate groves where benches and tables have been arranged to offer secluded spots for relaxation, entirely surrounded by nature. Old wells, vine-covered doors, and glimpses of a bygone era lend the outdoor areas an evocative, almost cinematic quality. The exterior has been thoughtfully organised to allow guests to dine al fresco or simply unwind on the lawn, absorbing the panoramic views of the surrounding countryside.

The rectangular non-heated swimming pool, measuring 16.5 x 8.5 metres and covering an area of 140 square metres, features a depth ranging from 1.30 to 2.50 metres and is situated approximately 350 metres from the villa, ensuring complete independence in terms of privacy and tranquillity. The pool is surrounded by a generous solarium of approximately 400 square metres, fully equipped with sunbeds and umbrellas, and complemented by a solar shower and a changing room with a private bathroom. The entire pool area is enclosed by fencing and secured with a gate, guaranteeing the total safety of all guests. It is set within a beautiful green lawn and framed by a tall woodland, with the picturesque borgo of Montefoscoli visible in the background. The pool is available from the last Saturday of April to the first Saturday of October. The regulation-size synthetic-grass tennis court, measuring 10 x 23 metres, is located adjacent to the pool area, approximately 350 metres from the villa, and is available for guests wishing to enjoy a game amid the natural surroundings of the estate.

Tenuta di Pratello is configured across 3 floors and is designed to accommodate up to 24 guests across its 12 bedrooms and 14 bathrooms, offering a harmonious blend of grandeur and intimate comfort throughout.

On the ground floor, the main entrance opens directly into the elegant dining room, which faces out onto the garden, with a sitting room positioned to the left. To the left of the entrance door is the first kitchen, a professionally equipped space capable of satisfying the most demanding culinary requirements, which leads through to a second, more rustic kitchen that has retained its original character, complete with a terracotta floor and a traditional focarile. To the right of the main entrance, a hallway leads to 2 bedrooms, one featuring a divisible bed and one a double bed, both with ensuite bathrooms, as well as an additional bathroom serving the floor.

On the first floor, a sitting room to the right of the staircase faces the billiard room, which is a large, brightly lit space with a frescoed vaulted ceiling. The sitting room connects to a suite comprising a double bedroom, 2 bathrooms, and a private sitting room. The billiard room leads to a double bedroom with an ensuite bathroom. To the left of the staircase, a twin bedroom with joinable beds and an ensuite bathroom communicates with a sitting room, which in turn connects to a double bedroom with a divisible bed and an ensuite bathroom. These last 2 rooms also benefit from direct and independent access from the billiard room.

On the second floor, a corridor to the right of the staircase leads to a twin bedroom with joinable beds and an ensuite bathroom, a suite comprising a double bedroom, 2 bathrooms, and a sitting room, and a further double bedroom with an ensuite bathroom. To the left of the staircase are 2 double bedrooms and a twin bedroom with joinable beds, all with ensuite bathrooms. All 6 bedrooms on the second floor have been recently renovated and are well lit with clean, modern lines, while the interiors throughout the villa feature a remarkable variety of original flooring, ranging from terracotta and wood to the increasingly rare Florentine ceramics, each room offering its own unique view through generously sized windows.
