Property Description

Completely renovated portion of a villa with pool for your vacation in Tuscany: the property is situated in quiet and panoramic location on the hills surrounding the small town of Montaione, 50 km away from Florence..

The owners occasionally live in a portion of the villa (with separate entrance and garden) and they share with the clients the use of the swimming pool.
The pool is heated during the period from April 1st to November 1st and the temperature is maintained between 26 and 28 degrees Celsius.
The property is equipped with a natural insecticide system in the outer perimeter of the property that makes it inhospitable to any insects.

This villa is 50 km from Florence away and 20 km from the charming village of San Gimignano.

The location is ideal to enjoy the peace of the Tuscan countryside and at the same time to visit the most beautiful art cities in Tuscany (Florence, Siena, San Gimignano ) and the charming Chianti villages.

The access to the property is via an unpaved but well-maintained road of approx. 200 m.

At guests’ disposal: large, equipped outdoor areas (sunbeds and umbrellas), panoramic swimming-pool (15 x 5 m – depth from 1,5 m to 2 m) with easy access, 6 air conditioned bedrooms each with private ensuite bathroom and furnished outdoor area; bathroom close to the pool; open-air shower, relax - zones; barbecue and pizza oven; vegetable garden, table tennis, badminton, billiard-table, children playground . Wi-fi Internet connection available, Satellite TV , washing machine; electric charging station; covered parking within the grounds.

Distances: Montaione with all kinds of shops 1 km away, San Miniato 20 km, the medieval town of San Gimignano 20 km away, Volterra 30 km, Florence (airport) approx. 50 km, Siena 60 km away, Pisa (airport) approx. 60 km away.

All the bedrooms are provided with air conditioning and they are accessible only from the outside; only two of the four bedrooms can be connected by the inside.

New "tavern" with cozy seating area with large fireplace, fully equipped kitchen (2 large refrigerators, freezer, dishwasher, large stove also suitable for cooking lessons, Nespresso coffe maker, kettle, toaster, blender, juicer), bathroom with shower.

First floor (accessible only from the outside):
- 1 double bedroom with private ensuite bathroom with shower
- 1 double bedroom with private ensuite bathroom with shower.

These two bedrooms are provided with air conditioning and they can be connected from the inside.

The initial deposit required to confirm a reservation to be paid at the time of booking (unless there are special conditions in place) is 25% of the total rent amount.

The balance is due 60 days before arrival.

For last-minute bookings (within 60 days of arrival) the full amount must be paid at the time of the booking.

In case of cancellation of the booking, even if it is substituted by another one, the following penalties apply:
- the initial deposit (25% of total rent) if the cancellation is made between booking time up to 61 days before arrival date;
- 100% of total rental price if the cancellation is made from 60 days to arrival date or in case of no show.

1. The payment process was somehow too cumbersome. Too many mistakes.
2. Ping pong table is located far away from the living place iwin an inappropriate palce to play. We asked to bring it down to the balcony area. Seems as too hard challenge for the property owner. We know that we were not the first guests to complain and no response.
3. Cinzy, the property supervisor, was very kind and helpfull. Thank you Cinzy.

Our family had a wonderfull week at this property just outside Montaione. The property is very well maintained, clean and well equipped. On top of that a efficient mosquito system that keep them more or less away. Close to supermarket. Disappointing that aircon was not set up in a efficient way that resulted in very warm nights. Also disappointing to be charged 100 euros for mandatory cleaning for a very small dog. (read the small letters before ordering a dog)

Cinzia and her husband that service the property and guests are very sweet and helpful.

We are a family of six adults and five children and spent two weeks in april-may 2022 in the six rooms of Villa Amadeo. One of the adults is wheelchair bound. She stayed in the yellow room, which is fully adapted, equipped with a hospital bed and a shower wheelchair. No obstacles. A swimming-pool elevator and a wheelchair lift at the entrance made her stay as relaxing as possible.
It was very apparent that the owners wanted very much to learn from our experiences. Any small problems we encountered were solved almost instantly.
We all, but especially the children, enjoyed the swimming pool very much. As well as Andrea's pizza party!
The house and garden are a showcase of creativity and good taste. Every day we heard and saw bee-eaters, nightingales, serins, warblers and many other birds. The mesmerizing villages and scenery of Tuscany did the rest. We had a wonderful time.

La maison est très agréable mais elle mériterait quelques travaux de rafraichissement. Les extérieurs sont superbes et la piscine particulièrement grande. Heureusement qu'on passe plus de temps à l'extérieur plutôt qu'à l'intérieur.

We spent a wonderful week in this beautiful villa in early Aug. I have no hesitation recommending Casa Gabriella to anyone looking to spend quality time in Tuscany. The villa has all anyone would require to ensure a relaxing holiday. Magnificent grounds surrounding the large pool. The nearest town of Montaione offers lovely restaurants, bars, and fabulous views over the countryside. All of this within easy drives of San Gimiagno, Sienna and the home home town of Andrea Bocelli, Lajatico. Next time we visit Italy we will certainly return to this beautiful place. This property is in an ideal location close to charming little towns, Chianti's vineyards and well within reach of some of the best cities in Tuscany. The house is spacious, very well maintained and affords a number of picturesque views of the surrounding countryside. The pool is fabulous as well. Overall, this home far exceeded our expectations.

The house is wonderful, the swimming pool is a dream and always prepared perfectly.
We have three comments:
- the description of the way should be changed. The house isn't
named "casa gabriella" at the gate.
- the mosquitos got on our nerves, depending on daytime
- the garden is not for single-use. Every afternoon there is a man
looking after his garden. Therefore he has to walk nearby the pool
and he did it several times a day. Sometimes he met visitors in
his part of the garden.
