The access to the property is via 100 m of an unpaved but well-maintained road.

San Eusebio is an independent portion of a beautiful stone farmhouse with ancient peasant origins. You will find it nestled in an extremely panoramic position on the silver olive-covered hill of S. Pietro a Cegliolo, not far from the beautiful town of Cortona.

The owners of the house have carefully restored it with absolute respect for the old architectural features: the wooden beams, ceilings, fixtures and terracotta floors are those of yesteryear. Casa La Primula is a farmhouse situated on the border between Tuscany and Umbria, in an extremely panoramic position with an evocative view of Pierle Castle, an ancient fortress of feudal origin, which makes it as if suspended in time. It takes a little effort to get up here, the 2.5 km road is almost all unpaved and very steep (not recommended for sports cars), but once on spot you will be rewarded with true peace in the middle of nature and above all with an exceptional view. When you want to emerge from your refuge, about 5 km away you will find the villages of Mercatale, in Tuscany, and Lisciano Niccone, in Umbria. We recommend a day trip to the characteristic Cortona, which can be reached in about 20 minutes by car.
In the gazebo in the garden you can dine in front of the sunset; for your barbecues or pizzas in company there are also a barbecue and a wood-burning oven. The fence makes the house ideal for a holiday with your four-legged friends (extra charge could be required). For both of you there is plenty of space in the green and the possibility, for those who love trekking, of long walks along the numerous paths in the woods. Looking around you will find inspiration in the landscape, which in itself is something to frame. Families with children as well as groups of friends have enjoyed their holidays in this villa, fun for young and old is guaranteed. The warm colours of the walls and the simple furnishings make the house warm and welcoming.
Every day offers a new opportunity to enjoy something different: relax in the panoramic garden, take a refreshing dip in the swimming pool (8x4 meters, 1.20 meters deep, fenced – open from May 1st to September 30th), or engage in exciting matches of volleyball or tennis on the small multi-purpose sports ground (18x9 meters). You can also enjoy table tennis, billiards, or foosball for some friendly competition. Children can play in the children's playground next to the swimming pool. After dinner in the gazebo next to the pool you will be delighted by the sunsets, which offer different lights and colours every day.
You will certainly not be inclined to leave the house, but as there are beautiful towns and cities rich in art nearby, we would advise you not to miss the opportunity to visit them. Torrita di Siena, Montepulciano and Pienza are all within a maximum of 20 km, Siena is 50 km away.

Until a few years ago the house was the heart of a large farm, then a recent and careful renovation, which the owners carried out with love and care to keep the old features of the villa unaltered, transformed it into a cosy holiday home.
