The first apartment welcomes guests into a living room furnished with sofas and armchairs, a dining room with table and chairs, and a fully equipped kitchen providing all necessary amenities. This apartment represents the largest communal area, ideal for the full group to gather together. Also on the ground floor is a bathroom with shower. On the upper floor, you will find 2 double bedrooms, 1 bedroom with 2 single beds, and a large bathroom with shower. The second apartment, also accessed from the ground floor, features a living room, a large fully equipped kitchen with a dining table that can accommodate up to 10 people, 1 bathroom with shower, and a laundry room. On the first floor of this apartment, there are 2 double bedrooms and a second bathroom with shower. The villa is equipped with air conditioning, which is included in the rental price, along with a dishwasher, washing machine, and satellite TV. Heating is available and metered separately. The owner resides approximately 500 meters from the villa, ensuring that guests enjoy full privacy and exclusive use of the entire estate, including the pool, while remaining readily available to assist with any requests. Check-in is from 15:00 and check-out is by 9:30. The minimum stay is 1 week, and during high season bookings run from Saturday to Saturday. A late check-in after 7:00 PM until 11:30 PM is available, and check-in later than 11:30 PM must be arranged in advance and may require additional fees. A refundable security deposit of 500 euros is required upon arrival and will be returned before departure, less any charges in the event of damage. A tourist tax of 8 euros per person per night applies for the first 4 nights, with children under 12 years of age exempt. Final cleaning is included in the rental price. Santa Vittoria is located on the first floor of a typical farmhouse in a panoramic position on top of a hill covered with vineyards and olive groves. It is part of an important farm producing excellent wine and fine extra virgin olive oil, which you can taste and buy.
From the windows of the old farmhouse, you will enjoy an incomparable view of the suggestive landscape of the Valdichiana hills, where, scattered here and there, you will glimpse beautiful farmhouses, 19th-century villas and medieval villages dominated by mighty castles. An idyllic setting that will be nourishment for both your eyes and your mind.
Santa Vittoria is an old house with a special appeal. The wooden ceilings, the floors all in Tuscan terracotta and the original period furnishings give it a very rustic and characteristic charm. You will experience your stay in an atmosphere of old, simple and essential things.
On the ground floor of the farmhouse lives, occasionally, the property caretaker who will be a discreet point of reference in case of need.
You will have at your disposal, in front of the house, a large green area equipped with a pergola and garden furniture, perfect for your evenings in the open air. About 250 metres away, near another farmhouse that is also part of the farm, you will find the laundry room and the swimming pool area (size 7x12 m, depth 1.20 - 1.80 - open from 01st May to 30th September) that you can use together with the owner and his guests.
