The complex consists of the main house and an annex divided into two apartments that do not communicate internally (to which is added an additional annex with kitchen and bathroom); the total area is about 600 square meters. Access to the property is through an iron gate, with a private parking area just outside, while a second entrance leads to the common courtyard and the entrances to the main house. The garden, embellished with olive trees, fruit trees and meadows, gently follows the natural slope of the land. In a private and sunny position is the swimming pool, flanked by a suggestive outdoor theater. A short distance from the main building, the renovated former barn includes a service bathroom, a large kitchen with wood oven and an outdoor shed equipped with a dining table and mobile barbecue, continuing in a cozy outdoor living room. Next to the living room of the main villa, a large lawn houses a dining area shaded by a pergola, also perfect for evenings with outdoor cinema thanks to the video projector. The surrounding solarium, finished in stone and lawn, is furnished with sunbeds, an umbrella, and a comfortable sofa with armchairs shaded by a gazebo. Hot and cold-water showers are available on one side of the pool area, and a security fence runs along the external perimeter. The pool is open from the last Saturday in April until the first Saturday in October. Villa Agatea operates seasonally from April 1st through October 28th. Check-in takes place from 3:30 pm to 7:30 pm, and guests should note that check-in will be conducted at La Pensione di Vignamaggio in Panzano. Check-out must be completed no later than 10:00 am. The changeover day is Saturday. A minimum stay of 7 nights applies during high season, while a minimum of 3 nights is required during low and mid season. A complete rooming list must be submitted 1 week before arrival. Upon arrival, a pre-authorization of €2,000 is requested as a security deposit for damages. Gas heating is available as an extra service. Please note that external chefs are not permitted on the estate; however, a private chef can be arranged on request, and cooking classes are also available on request through the estate. Social events for more than 22 guests can be organized through the estate's partners, subject to management approval, at an additional cost. Tourist tax is due at check-out. A shopping list service is available, with guests covering the cost of the products. The estate also features a piano, and any eventual extra tuning required is chargeable. The property includes a fully equipped living room in Villa Principale, designed for reading, relaxing, and socializing.
