In the post-war period, the villa served as the beach residence of the Marquises Ginori, and until the 1990s it functioned as a "Kinderheim," one of the many traditional summer camps for children. A meticulous restoration project carried out by the current owners in collaboration with architect Ponte of Genova resulted in the complete renovation of the original building while preserving the surrounding garden, which consists predominantly of Mediterranean maquis. The property extends across approximately 5 acres of lush grounds, offering an exceptional sense of privacy and tranquility. A magnificent portico, ideal for leisurely lunches and romantic dinners, opens directly onto the beach and offers stunning views of the red sunsets over the sea. A wooden gate located just a few metres from the portico leads directly to the beach, where guests may set up sunbeds to enjoy the sun-filled days. 2 showers with hot water are available at the beach access point for added convenience. Both the sea-facing side and the pool side of the property are furnished with umbrellas, tables, and chairs, creating comfortable outdoor living areas throughout the estate. Please note that the photographs of the property were taken in spring; therefore, the blossoming of flowers and the colour of the garden grass may differ at the time of your arrival.
The oval-shaped, non-heated swimming pool is positioned on the north side of the villa, nestled within a natural hollow in the sand dunes that already existed on the site, encircled by an amphitheatre of juniper hedges. In keeping with the owners' deep respect for the environment, no trees were cut down during its construction. The pool measures 9 x 5 metres with a depth ranging from 1 to 1.90 metres, is purified with chlorine, and features a swimming upstream function. The surrounding pool area is equipped with a bar area, deckchairs, sunbeds, umbrellas, a shower with hot water, tables, and chairs. The pool is open from the last Saturday in April to the first Saturday of October.

Villa Corallina is a spacious and elegantly appointed property spread across 2 floors, plus an attic area, and is designed to accommodate up to 12 guests across 6 bedrooms and 6 bathrooms. The main entrance on the ground floor leads directly into a generous living room divided into 3 distinct areas: a TV area, a sitting area, and a reading area. French windows in the living room open onto the furnished portico, which connects directly to the beach. To the right of the living room, the layout flows into a dining room with sea views, a fully equipped kitchen, a toilet, and a laundry room. Continuing along the corridor, guests will find a twin bedroom with direct garden access, a double bedroom also with garden access, and a bathroom with shower that has an independent exterior entrance. To the left of the main entrance, the ground floor also features a double bedroom with an ensuite bathroom with shower, 1 twin bedroom, and a bathroom with a bathtub.
On the first floor, the villa offers an additional double bedroom, a twin bedroom, a bathroom with a bathtub, and a further bathroom with shower. As an alternative to the twin bedroom on the ground floor that shares a bathroom with a double bedroom, guests may instead use a double bedroom with an ensuite bathroom with bathtub located in the attic area, which has a minimum ceiling height of 60 cm and a maximum of 170 cm.

The house has two floors and presents itself as a typical Tuscan rustic-style farmhouse in stone, from the terracotta floors (in the living area) to the exposed wooden-beamed ceilings and stone-framed windows, with open areas where the rooms communicate with each other through particular arched openings. The furnishings of the house, too, recall the typical Tuscan rustic style, with wooden furniture and rooms in warm welcoming colours. In the sleeping area is an elegant floor in light porcelain stoneware with finishes in terracotta and pietra serena. The house is composed of three bedrooms and a family suite (with double bedroom and a room with two bunk beds), all with private bathroom and air conditioning, a comfortable dining room, a modern, well-equipped kitchen facing the garden, and a room with TV and fireplace. Interior:
Podere Il Chiesino has two floors. The main entrance on the ground floor leads into a large dining room. To the left is the large, modern and well-equipped kitchen with outside access. To the right of the entrance is a small sitting room with fireplace and TV. From here you then continue to a double bedroom, with direct access to the garden, and, on the opposite side, to a hallway with a handy wardrobe and a bathroom with shower serving the ground-floor bedroom. Next to the bathroom is a technical room with laundry area. Returning to the sitting room, you come to the beautiful, glass-enclosed veranda, facing the pool, with a nice dining table and sitting area. An internal staircase from the sitting room leads up to the first floor with two double bedrooms with ensuite bathroom with shower, and a family suite with a double bedroom, a separate room with two bunk beds, a bathroom with shower, a kitchenette with fridge and TV and access to the raised floor of the external garden.
Park:
The beautiful garden surrounding the property extends for 500 sq m over an area of 20 hectares of land and is completely fenced and entirely accessible. Just past the entrance gate, you come to the parking area, shaded by tall pine trees. From the parking area, the main entrance is reached up a flight of stone and brick steps or along the path which also leads to the veranda. The whole garden is covered in lawn and trees, such as pines, olives and firs, that provide many areas of shade, where you can admire the beautiful panorama over the crags of Volterra or the surrounding hills. The house is also adorned with luxuriant creepers and a varied vegetation of flowers, such as roses and daisies, which lend a beautiful touch of colour to the surrounding greenery. The ground-floor bedroom has direct access to the garden and in the main entrance area the French window is adorned with beautiful jasmine, which defines its shape. The bedroom with kitchen on the first floor also has access to the external garden, on a small raised terrace, in the area with the brick-built barbecue. Swimming Pool:
The swimming pool is located behind the property, in front of the veranda, on terracing below the level of the house and can be reached via a path and then a few stone steps. The rectangular infinity pool, with submerged steps for access to the water; measures 13 x 5 m with a depth varying from 1 to 1,50 m; it is lined in sand-coloured granite and has internal lighting and chlorine purification. The surrounding sunbathing area is arranged with little sofa, umbrellas and sunbeds. There is also a cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.

Podere Calcheto is a single building consisting of two separate units with an independent, external access. Each unit has two floors connected by both internal and external stairs. UNIT 1: The ground floor in the left wing is composed by a dining room, kitchenette and pantry. From the dining room, a flight of stairs leads up to the first floor, where you come to a double bedroom with ensuite bathroom with shower which leads on to the sitting room with fireplace and satellite TV and to other two double bedrooms, one with divisible beds, with two adjacent bathrooms, one with shower and one with tub. UNIT 2: The ground floor in the right wing is composed by a dining room and kitchenette. From the dining room, a flight of stairs leads up to the first floor. On the first floor, there are a living room with fireplace and satellite TV, two double bedrooms with divisible beds and two adjacent bathrooms, one with shower (without windows), and another with tub and a dressing room, two double bedrooms sharing one bathroom. On the ground floor, with separate entrance and between the main entrances of the two units, is the laundry room. Air conditioning only in the bedrooms.
Park:
From the entrance gate to the property, a gravel track surrounding Podere Calcheto leads to the parking area and into the splendid 2000 sq m park which is partly manicured lawn with tall shady trees - cypresses, olives and oaks - surrounding the house and the covered outdoor dining area, located a few steps away, equipped with stone barbecue, tables and benches, perfect for dining and chatting.

Casa da Sogno covers an area of about 240 square meters distributed over two residential units on two floors. UNIT 1 - GROUND FLOOR - Kitchen; a bathroom with shower, living room with TV and fireplace (ornamental). Park:
The garden covers about 3,000 square meters and is completely fenced. It includes areas of natural grass that follow the course of the land in the most distant part. A stone driveway, lined with cypress trees, leads to the villa and the parking area. The pool is located on a raised level along the driveway, next to a row of olive trees. Next to Unit 1 is a gazebo with dining area and built-in barbecue. A second gazebo with table, chairs and gas barbecue is located beyond a hedge and connects with the living area of Unit 2. Access to the property is via 900 m of dirt road. N.B.: Please note that photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located along the driveway, on a higher level than the villa, and is accessible via the lawn or stone steps. Rectangular in shape, it measures 12 x 6 m with a depth of 1.40 to 1.50 m; it is covered with PVC and purified with salt; internal lighting; access via a Roman staircase. The surrounding solarium area is partly paved with porcelain stoneware and partly with lawn, and is equipped with sun loungers, umbrellas, tables and seating area; outdoor shower with cold water. From the garden with the large fountain, the main entrance opens into an area with the staircase to the other floors, connected on one side to the living room and on the other to the hallway with secondary entrance, guest bathroom, auxiliary kitchen with service area. The living room with TV (Smart, Satellite and Sky), with three independent exits into the garden both on the fountain side and on the pool side, leads to the dining room connected to the main kitchen. Villa Irma is completely enclosed: on the two sides bordering other buildings, with a perimeter wall softened by bamboo plants and vines, and, on the two sides next to the road and avenue, with railings and hedges of young red robin photinias, typical of noble residences. From the road, past the automatic entrance gate, the stabilised white gravel drive leads to the 4-car uncovered parking area, near the laundry room; the pedestrian gate opens onto the tree-lined avenue that connects the villa to the spa along a pleasant walk in the residential area of Cafaggio.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool of Villa Irma is located on the same level as the ground floor which is 30 m away. It is reached across the gravel driveway and lawn and then up a few stone steps. The rectangular pool, located to the southwest along the perimeter wall of the park bordered by bamboo, measures 5 x 10 m with the depth varying from 1.50 to 2.20 m. With a marble grit edge, it is lined in sand-coloured PVC and has chlorine purification, a metal ladder and 6 Roman steps for access to the water. The non-slip stone-paved solarium, equipped with umbrellas, sunbeds and a solar shower, is near the romantic gazebo, in stone and wisteria with wrought iron furnishings, and the outdoor lounge with armchairs and sofas. The large larches and cypresses in this part of the garden shade the pool area and the lounge. There is lighting in both the pool and the solarium, and it is equipped with piped music. The pool can be heated on request (for a fee) and is open from the last Saturday in April to the first Saturday in October.
Pets: On request € 80 per week per animal. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.

Upon arrival, you follow the access road to reach the covered parking area, from which a few stone steps and a winding path lead you up to the house and the pergola, where a dedicated outdoor dining area invites al fresco meals with a view. Behind the house, a wood-fired oven and a brick barbecue provide the perfect setting for authentic outdoor cooking experiences. In a particularly scenic position, a Sky Bench has been placed to offer an ideal vantage point from which to admire the sweeping panoramic views of the surrounding hills. The non-heated swimming pool is situated in a lower area of the grounds, accessible from the lawn or by descending stone stairs. Rectangular in shape and divided into 2 basins, the pool measures 12x6 meters in total, with a maximum depth of 1.20 meters in the large basin and 40 cm in the smaller one. The small basin is equipped with a hydromassage feature, while the pool itself is lined with PVC and fitted with a Roman staircase for easy access and internal lighting. A chlorine purification system maintains water quality throughout the season.
