The expansive park is adorned with large areas of manicured lawn, bordered by carefully maintained hedges, and framed by vast stretches of wheat fields and centuries-old olive trees. Numerous shaded areas are scattered throughout the park, offering peaceful spots for rest and contemplation. Beneath a charming pergola and on the panoramic terrace, comfortable sofas and armchairs are arranged to allow you to fully appreciate the breathtaking views of the surrounding countryside. Please note that the photographs of the property were taken in spring, so the appearance of the flowers and the colour of the grass may differ from what you find upon arrival, depending on the season of your visit.
The non-heated swimming pool is set within the park, just a short distance from the farmhouse, and overlooks a truly unique panorama. Rectangular in shape and measuring 8 x 16 metres, with a depth ranging from 1.40 to 2.50 metres, the pool is lined in sky-blue PVC with a travertine edge and features chlorine purification, internal lighting, and Roman steps along with an iron ladder in the deepest section for safe water access. The surrounding solarium area is paved in porphyry slabs and equipped with comfortable sunbeds, umbrellas, and a cold-water shower. The pool is open from the last Saturday of April until the first Saturday of October.

Il Poggiarellino accommodates up to 14 guests across 7 bedrooms and 6 bathrooms, distributed over 2 floors and thoughtfully organised into 5 independent apartments, each comparable to a private suite and designed to guarantee the highest level of exclusivity and privacy.
On the ground floor, 3 units are available. The largest of these, Apartment 1, features a living area with television, a fully equipped kitchen with a dining area, a twin bedroom with joinable beds, a double bedroom, and 2 bathrooms with shower. Also on the ground floor, each with independent external access, are 2 suites, Apartments 2 and 3, each comprising a small living area, a double bedroom, and a bathroom with shower.
An external stone staircase leads to the first floor, where 2 further suites with independent access, Apartments 4 and 5, are located. The first of these includes a living area, a twin bedroom with joinable beds, a double bedroom, and a bathroom with shower. The second suite on this floor consists of a small living area, a double bedroom, and a bathroom with shower.

The villa is spread over two floors, connected by an internal staircase and an external stone staircase. Park:
The villa is surrounded by about 500 square meters of private and fenced garden, planted with lawn, flower beds and cypresses. A porch adjoining the house is furnished with table and chairs for outdoor dining. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The fenced pool has a beautiful view of the surrounding hills and is easily accessible from the house, which is only a few meters away. Rectangular in shape, it measures 10 x 5 m with a depth varying from 1.60 to 1.20 m. It is covered with PVC, equipped with a chlorine purification system and a ladder for access to the water. The solarium area is paved with porphyry and is equipped with sun loungers, deckchairs and umbrellas.

The villa extends over two levels (on a hilly surface) connected by an internal staircase in steel and wood. GROUND FLOOR (approx. 51 sq m) - Main entrance; modern kitchen with central island and direct access to the well-equipped outdoor portico; large living room with ornamental fireplace, sitting area and dining table; bathroom with shower; laundry room. FIRST FLOOR (approx. 40 sq m) - Two double bedrooms, one with direct access to the garden; a single bedroom (1.20m wide bed) with additional single sofa bed; bathroom with shower. Air conditioning in the bedrooms.
Park:
The property extends over approximately two hectares of rolling hills, with large, well-organised outdoor spaces. Surrounding the villa, a fenced area of about 1,000 sq m combines lawn and surfaces in gravel, with walkways that conveniently connect all the outdoor areas and a footpath along the entire perimeter of the house. The electric gate leads to the 2-car covered parking area, from where you can get to a 70 sq m natural wood solarium terrace with swimming pool. On the opposite side is the first entrance to the villa on the upper level, overlooking a panoramic terrace with views of the Val di Cecina. Continuing along the gravel path or the paved walkway, you come to the main portico, equipped with a dining table and connected directly to the kitchen and living room through two French windows. Opposite the portico is the barbecue area with a brick oven. A second, manually-opening, gate leads to a panoramic hillock from where you can admire Volterra and its ancient walls.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The pool, with a panoramic view of the Val di Cecina, is located about 10 metres from the villa, in a slightly elevated position and accessible via six steps carved into the ground. Rectangular and measuring 6 x 3 m with a constant depth of 1.20 m, it is lined in PVC and has a chlorine purification system and a metal ladder for access. Surrounding the pool is a natural wood solarium terrace of about 70 sq m, equipped with sunbeds, umbrellas and a cold-water shower. Open from the last Saturday in April to the first Saturday in October.

Beautiful house dating back to the end of the 18th century comprising 6 welcoming apartments. This property is situated on the hills surrounding Volterra and enjoys amazing views of the Tuscan landscape. All of the 6 units have been recently restored and are furnished in a rustic Tuscan style. The well-groomed outside areas provide gazebos, nice paths, fruit trees and a large pool with open-air shower and sun-beds. The property owners, who are very friendly people, live only a short distance away.
The access to the property is via an unpaved but well-maintained road.
Distances: Volterra con general stores 10 km away, the beautiful medieval town of San Gimignano 18 km, Pisa (airport) approx. 60 km away, Florence approx. 70 km away.
The beaches of Cecina are in a 1-hour drive.
At guests’ disposal: large furnished garden with swimming-pool (15 x 7 m – depth 1,2 m), open-air shower (cold water), changing room with bathroom, shared barbecue.
A small spa with Jacuzzi bathtub (for 4/6 people), 2 massaging armchairs and changing room (with shower) is available at € 10,- / per entrance / per person (reservation requested).

Throughout the garden, guests are welcomed by an abundance of colourful flowers, lemon trees typical of the region, and a dedicated herb corner where fresh ingredients can be gathered to prepare traditional Tuscan dishes. Under the portico adjacent to the kitchen, a large outdoor dining table offers a remarkable view of the castle of Sammezzano, accompanied by a well-equipped barbecue for al fresco meals. In the area in front of the entrance, a shaded lounge area with comfortable seating provides a panoramic outlook over the rolling green hills. The non-heated swimming pool is situated in the upper part of the property, fenced with Photinia hedges for privacy, and is approximately 30 metres from the main house, accessible via a flight of steps from the courtyard. The rectangular pool measures 5 x 10 metres with a constant depth of 1.40 metres, is lined in light cream-coloured PVC, and features Roman steps for water access along with both internal and external lighting. A large stone solarium surrounds the pool, shaded by generous umbrellas and furnished with sunbeds and tables for relaxed sunbathing. Below the pool, a small annex houses a bathroom with shower and a changing room. The pool is open from the last Saturday in April until the first Saturday in October. Beyond this, the fully equipped kitchen and a spacious dining room occupy the lemon house, distinguished by large arched windows that flood the space with natural light. To the right of the entrance, a short corridor leads to a guest bathroom, a small study, and the entrance to a private suite comprising 3 rooms: a double bedroom with direct access to the garden, a bedroom with a queen-size sofa bed, and a bathroom with shower. A traditional stone staircase connects the ground floor to the first floor, where the main sleeping area is arranged. This upper level hosts 2 double bedrooms, 1 triple bedroom, and 3 en-suite bathrooms, offering ample space and privacy for all guests.

It features salt purification, internal lighting, Roman steps, and a geyser at the shallow end. The surrounding travertine pool terrace is equipped with sunbeds and adjustable umbrellas, creating an ideal sunbathing and relaxation area. The pool is open from the last Saturday in April to the first Saturday in October. Please be aware that photographs of the property were taken in spring, and therefore the flowering of plants and the colour of the garden grass may differ from what you observe upon arrival.

Agriturismo La Greppia is an old 17th-century farmhouse in typical Tuscan style. You will find it in the heart of the upper Arno Valley, on the slopes of the Pratomagno massif, surrounded by splendid olive groves overlooking one of the most beautiful and greenest valleys in Tuscany.
The three apartments retain clear traces of their origins, the exposed stone, the terracotta and wooden floors and the majestic beams, which will take you back in time, to the discovery of the region's rural customs. The furnishings, in typical rustic Tuscan style, make an important contribution to creating a charming and evocative atmosphere.
Inside the property there is a fourth apartment at the disposal of the owner and his guests.
Outside, you can benefit from a solarium equipped with garden furniture and umbrellas, and from an evocative, large swimming pool (size 15x6 m, depth 0.90-2.50 m - open from 01st May to 30th September) suspended over the panorama, from where you can be lulled by the enchanting landscape of the Tuscan hills.
The relative proximity to the exits of the A1 Autostrada del Sole motorway (Km. 15 at Valdarno or Incisa exits) will allow you, when you do not prefer to relax by the pool, to reach Firenze and the most beautiful art cities of Tuscany and central Italy in just a few minutes.
Tuscany is full not only of famous cities with monuments, churches and museums to visit, but also of small villages that look like jewels set on its gentle hills. Small clusters, more or less known, in the middle of the countryside or the green woods, where you can discover the region, the most authentic one.
