A private cypress-lined avenue leads to the covered parking area and from there to the main house, the annexes, and the swimming pool. Around each residential structure, the beautifully maintained garden is enlivened by multiple seasonal blooms, with dedicated recreational spaces designed for outdoor relaxation. The porch directly in front of the main villa, accessible from the kitchen, is furnished with comfortable seating and a dining table, making it an ideal setting for al fresco meals in the Tuscan countryside. On the first floor, a spacious panoramic veranda is equipped with a gym area featuring a treadmill and a stepper, as well as a play area with a table tennis table. Additional outdoor seating and dining areas are arranged in front of the annexes, sheltered by verandas and porches, perfect for convivial gatherings or quiet moments of private relaxation. The non-heated rectangular swimming pool occupies a private terrace positioned at a lower level than the villa, approximately 30 metres from the house and accessed via 2 gates and a short stone staircase. The pool measures 15 x 7 metres with a depth ranging from a minimum of 1.40 metres to a maximum of 2.5 metres. The tub is covered in PVC with a stone edge and is accessible via a ladder or internal steps on one side. The purification system is hybrid, alternating chlorine with active ions. The surrounding lawn is furnished with a gazebo, deckchairs, and armchairs, while a cold-water shower and a bathroom with shower are also available in the pool area. The pool is open from the last Saturday in April to the first Saturday in October.

On the first floor, an additional living room and TV room provides a comfortable secondary lounge.
