A cold-water shower is also available poolside. The terracotta-paved sunbathing area surrounding the pool is generously equipped with sunbeds shaded by umbrellas, and a pergola covered by white roses adds a picturesque finishing touch. The pool is exposed to the sun throughout the entire day and enjoys a wonderful view over the Valdichiana. On the ground floor, the paved courtyard leads through the main entrance into a grand living room featuring reading corners, a sofa, satellite TV, and an ornamental fireplace. From this central space, guests can access the billiard room and an open-plan kitchen and dining area, which connects directly to the pergola through a French window. The ground floor also includes a guest bathroom and a laundry room accessible from the outside. An internal stone staircase leads to the first floor, where a sitting room serves as a central hub connecting to 4 double bedrooms, one of which features a divisible bed, and 2 twin bedrooms with joinable beds. A French window from the sitting room opens onto a landing that is also accessible via an external staircase from the ground floor. This landing provides access to a small self-contained apartment comprising a double bedroom and a living area with a kitchenette. Ascending further into the turret, guests will find an additional bedroom with 2 joinable beds. The fenced garden of 1,000 square metres that surrounds the house is a sanctuary of peace, where the canopy of tall lime trees and ancient oaks shelters small stone benches perfectly positioned for quiet contemplation of the rolling hills and lake views. Lavender bushes, rose gardens, lemon trees, and colourful seasonal flowers brighten every corner, while winding paths lead through the wider estate, offering opportunities to explore the woodland, vineyards, and olive groves in search of an intimate connection with nature. Please note that the property photographs were taken in spring, and therefore the flowering and the colours of the garden grass may differ at the time of your arrival.
The non-heated swimming pool occupies a splendid panoramic position overlooking Lake Trasimeno and is situated at a lower level relative to the main house, remaining visible from several of the bedrooms. Rectangular in shape with a graceful semicircular end featuring Roman steps for entry, the pool measures 5 by 10 metres with a constant depth of 1.50 metres. It is lined in white PVC, equipped with internal lighting and a salt purification system, and can be covered during the night. The pool is available from the last Saturday of April to the first Saturday of October. Surrounding the pool, a spacious solarium area, largely laid to grass, provides the ideal setting for sunbathing and relaxation, complete with sunbeds, deckchairs, a gazebo, and an umbrella. A portico with a wood stove, a large table and chairs, a hot and cold water shower, and a small stone building housing a kitchenette, bathroom, and changing room complete this exceptional outdoor leisure area. The guests' accommodation is located on the first floor, reached via an imposing internal staircase that sets the tone for the grandeur within.
Upon entering, a large hallway divides the living spaces into two distinct wings. To the right, a comfortable sitting room with fireplace connects to a well-equipped kitchen with a dedicated dining area.
