There is a private infinity swimming pool of 6x18 mt equipped with elegant sunlounges facing the valley. The building is a modern style house developing in two floors, the main entrance leads to the large living room equipped with elegant sofas, a large dining room with table for 14, a billiard room, and a fully equipped kitchen with all amenities needed seven burns stove, double electric oven, fridge with ice maker, dishwasher, kitchen faces the outside equipped patio. On same floor there are three double bedrooms all with ensuite bathroom, one of the room has a free standing jacuzzi tub; still on ground floor is the service bathroom.

Villa del Fattore is located on top of an hill overlooking the valley and offers beautiful views of the wineries which are all around the properties, please note that every property of the estate has its own private outside area and thanks to the high hedgerows, that divide the outdoor spaces of the villas, while windows and gates are perfectly positioned, in order to avoid any kind of privacy limitation. In the garden of Villa del Fattore guest can enjoy a covered patio with an external kitchen in order to organize al fresco meals, there is also a new built swimming pool of 4x8 mt. equipped with sun lunges and umbrellas which is at the exclusive use of the guest.
The villa was recently restored maintaining the original characteristics external Tuscan walls while interiorly has all modern style furnishing in order to offer the most comfortable stay to its guests, the main entrance leads to a large open space with living and dining area equipped with sofas, flat screen tv and dining table, a fully equipped kitchen with all amenities needed, there are large windows with wonderful views, on same floor there is a guest bathroom as well. Few steps take up to a second living area connected to the indoor heated pool with sitting area and bar. On this level there are 3 double bedroom all with private bathroom with shower and a triple room, with one double bed and one single, as well with its own bathroom.

There are table and chairs that can accommodate 24 people where to organize al fresco meals all together! Large spaces in the garden with soccer field, ping pong table, so guest can enjoy the day with lot of activities especially for the youngest part of the group.
The villa is divided into different section with the main body and dependance, a traditional stone building, owner carefully restored the property maintaining the original walls outside and using luxury furnishing for the interiors in order to offer the most comfortable stay to its guests. The main entrance leads to a living area equipped with sofas, arm chairs, flat screen TV, fire place; generous dining room and professional kitchen will all amenities needed; on ground floor there are also the first five double bedrooms each with its own bathroom with shower, all bedrooms in this floor have direct access to the outside equipped areas.
On the first floor there are the other seven double bedrooms all with ensuite bathrooms with shower and mosquito nets on windows. The villa features a recently built SPA with large hot tub, massage room, and Finnish sauna.

Description
Nice independent villa situated in panoramic location in the heart of the Tuscan country-side. This property has been restored preserving its original architectural features and turned into a comfortable villa with private swimming-pool offering nice interiors furnished in a typical country style.
The access to the property is via an unpaved but well-maintained road.
Distances: the small village of Falciani with food shops 2 km away, San Casciano with all kinds of shops 5 km, Florence 10 km, Greve in Chianti with a charming central square and nice restaurants 20 km, Siena 60 km away.
At guests’ disposal: nice garden furnished with sun-beds and sun umbrellas, private swimming-pool (6 x 12 m – maximum depth 1,4 m – open from 01/04 to 31/10), heated outdoor Jacuzzi (7 seats), barbecue, veranda, playground for children. All of the bedrooms are provided with air-conditioning. Ironing facilities available. WI-FI internet connection available (free of charge for a usage of 15 hours per week - extra consuption to be paid on site at € 0,90 / per hour).
