The garden area is not fully fenced, anyway the pool area is divided from the rest of the garden by a hedge (height about 0.7 m) and a wire net. There is a small gate which can be locked, for the safeness of small children.
Important: The First floor is accessed only through the external staircase and it is not communicating internally with the ground floor.

Every day offers a new opportunity to enjoy something different: relax in the panoramic garden, take a refreshing dip in the swimming pool (8x4 meters, 1.20 meters deep, fenced – open from May 1st to September 30th), or engage in exciting matches of volleyball or tennis on the small multi-purpose sports ground (18x9 meters). You can also enjoy table tennis, billiards, or foosball for some friendly competition. Children can play in the children's playground next to the swimming pool. After dinner in the gazebo next to the pool you will be delighted by the sunsets, which offer different lights and colours every day.
You will certainly not be inclined to leave the house, but as there are beautiful towns and cities rich in art nearby, we would advise you not to miss the opportunity to visit them. Torrita di Siena, Montepulciano and Pienza are all within a maximum of 20 km, Siena is 50 km away.

A welcoming sitting area is positioned between the main villa and the annex, directly accessible from the kitchen, providing an intimate space for relaxed gatherings. In front of the annex, you will find a dedicated barbecue area alongside a traditional wood-fired oven, perfect for alfresco cooking and convivial outdoor meals. The outdoor dining area is situated beneath a charming pergola at the exit of the main house living room, offering a shaded and atmospheric setting for lunches and dinners in the open air. Please be aware that the garden photographs were taken in spring, so the appearance of flowering plants and the colour of the grass may differ at the time of your arrival.
The non-heated swimming pool is located on a lower terrace approximately 50 metres from the villa, accessible via steps or a convenient electric stair lift. Rectangular in shape, the pool measures 15 by 8 metres with a depth ranging from 1 to 2 metres, and features PVC and tile lining, a steel ladder for entry, saltwater purification, and both internal and external lighting. A solar shower is also available poolside. The sunbathing area, measuring approximately 20 square metres, is furnished with sunbeds and 2 umbrellas, inviting you to relax while enjoying panoramic views over the surrounding countryside and the town of Sinalunga. On one side of the main house, directly in front of the living room French window, an outdoor dining area sheltered by a large umbrella and equipped with a stone barbecue invites al fresco meals in a setting of great charm. Adjacent to this, a covered portico provides a comfortable seating area with sofas and tables, ideal for relaxing in the shade. A second portico, romantically draped in jasmine, is situated on the terrace at first floor level, in front of the French window of one of the first floor bedrooms, offering a more intimate outdoor retreat. The non-heated swimming pool occupies the most panoramic position on the property, set on a terrace at a higher level than the houses and reached via a few flights of steps followed by a stone path. South-facing and rectangular with one infinity side, it measures 6 x 12 metres with a depth ranging from 1.15 to 1.40 metres. Lined in PVC and bordered by travertine slabs that give way to a green lawn, the pool features 5 large steps for water access in one corner, chlorine purification, and internal lighting, with additional lighting in the surrounding area. The sunbathing area is furnished with umbrellas, small tables, comfortable sunbeds, and a cold-water shower. The pool is open from the last Saturday of April.
