MAIN HOUSE. The main building is built on two levels. The ground floor, features a large living area with fireplace and TV which is connected to dining area and to the fully equipped kitchen. Also on this floor there is a double bedroom, a twin bedroom (with divisible bed) and two bathrooms, one with bath tub and one with shower and a storeroom. The entire ground floor is well connected to the outdoors by traditional French doors. From the ground floor an internal staircase leads to the upstairs which consists of a large living area with sofas and fireplace, Three double bedrooms (1 with divisible bed) with en-suite bathrooms (one with a bath tub and two with shower). DEPENDANCE. A few metres from the main house there is a dependance composed by a living room, a kitchenette, two double bedrooms, a bathroom with shower, an en-suite service bathroom.
Park:
The park cover an area of about 4 acres of lush olive groves and vineyards. Near the park, there is a rich forest that allows gusts to go for walks in the shade. Swimming Pool:

The terraced garden will conquer you with its sparkling riot of colours and large spaces with relaxing living areas and the spectacular swimming pool with Jacuzzi tub that dominates just a step away from the house, where nothing stands in the way of the generous panorama. From this amazing natural terrace, the view over the immense expanse of the Val di Chiana and Cortona, bordered on the horizon by the peaks of Monte Amiata and Monte Cetona, is extraordinary: a truly unique landscape, made up of green hills, cultivated fields and small old villages, to be appreciated at any time of the day and evening. The classic ingredients of typical architecture, such as stone for the façades, antique terracotta and sturdy wooden beams, matching traditional furnishings and touches of originality describe its identity, which evokes rural atmospheres and dilated rhythms, albeit with creature comforts, suited to the best hospitality. In Tuscany, but very close to Umbria, this residence will prove to be the perfect starting point to reach the numerous places of artistic interest found within a range of a few kilometres: cities of art such as Siena, Arezzo and Perugia, picturesque borghi (Pienza, Montalcino, Montepulciano, Castiglion del Lago, Anghiari and Sansepolcro) and fascinating spas. Interior:
The complex consists of two residential structures: the main house with adjacent annex and a second annex. The MAIN HOUSE has two floors and follows the terraced morphology of the garden which also permits outside access from the bedrooms on the upper floor. The living area on the ground floor consists of an open-plan area with sitting room, satellite TV and fireplace, dining table and built-in kitchen. A double bedroom and a bathroom with shower (which can become ensuite thanks to a double door that separates it from the living area) complete the floor. An internal staircase leads upstairs to a reading room, three double bedrooms and three bathrooms with shower, two of which are ensuite. The ANNEX, located next to the house, is composed of a living room with kitchenette on the ground floor and a twin bedroom with ensuite bathroom with shower and terrace on the upper floor. The second ANNEX, about 30 m from the house, consists, on the ground floor, of a living room with a sofa and large table. Descending to the lower terrace, via an external flight of steps, you come to the entrance to the lower floor with a double bedroom with sauna and bathroom with shower. Next to it is the laundry room. Air conditioning in the bedrooms and in the main living room.
Park:
About one hectare of fenced park (wire mesh and 1.80 m high hedges) frame the property, dotted with bushes of herbs, rosemary, jasmine, aloe, roses and olive trees that are distributed between the buildings and the set-up outdoor areas. The garden spreads over several terraces connected by flights of steps, and develops mainly in front of the house entrances. In addition to the centrepiece, the swimming pool, the large wooden gazebo with dining table and the barbecue area with wood oven are the ideal accessories for appreciating the peaceful secluded atmosphere that the property offers. Past the automatic entrance gate leading to the house are two large parking areas.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The panoramic infinity pool is located one metre from the entrance to the house and, being equipped with a telescopic closure system, by closing the glass walls and roof it can be easily accessed from the living room. The rectangular pool, measuring 12 x 6 m with the depth ranging from 1.40 to 2 m, is lined in PVC with a brick border and has internal spotlights, salt purification and submerged steps for access to the water. The welcoming lawn solarium that surrounds it is equipped with sunbeds, armchairs, umbrellas and a cold- water shower. The pool can be heated with an extra cost (up to a maximum temperature of 22°) if the outside temperature is higher than 12°. On one side is the Jacuzzi tub which can accommodate up to six people. The pool is available from the first Saturday in April until the first Saturday in October.

Outdoors
The outdoor spaces of Villa Leonardo are as impressive as the interior, offering a variety of settings in which to relax, dine, and entertain. The vast enclosed park extends over 2 terraced levels in front of the villa entrances on both the ground floor and the first floor, encompassing approximately 6,000 square metres, of which 4,000 are lawn featuring more than 1,300 plants and tall trees. A constant breeze flows through the garden, encouraging guests to unwind in the peaceful surroundings, while the rich vegetation discreetly screens the proximity of the nearby motorway, though in certain climatic conditions a distant sound of traffic may occasionally be heard. Directly adjacent to the villa entrances, a veranda provides a charming setting for outdoor dining, while a comfortable seating area invites guests to linger in the open air. In front of the annex and overlooking the pool, a portico furnished with sofas and tables offers the perfect vantage point for enjoying an aperitif at sunset. The south-facing pool area lies in a panoramic position just a few steps from the annex and approximately 20 metres from the main villa, reached via a paved path bordered by flowering shrubs. The rectangular pool measures 6 by 12 metres with a depth of 1.50 metres and is lined in PVC with salt treatment purification, internal lights, Roman steps, and a ladder for water access. The expansive stone-paved and lawn sunbathing area surrounding the pool is equipped with sunbeds, deckchairs, umbrellas, and tables. Additional facilities in the pool area include a hot and cold-water shower, a small bathroom, and speakers. A covered gazebo with armchairs and a handy fridge completes this outdoor haven. The pool is non-heated and open from the last Saturday of April until the first Saturday of October, though heating is available on request from May to October. Unit Layout
Villa Leonardo is a generously proportioned property capable of accommodating up to 36 guests across 15 bedrooms and 15 bathrooms, distributed between the main villa and a separate annex located just a few metres away near the pool area. The main villa is arranged over 3 floors and an attic, and its positioning on terraced land allows direct external access from both the ground floor and the first floor. The main entrance on the ground floor opens into a large hallway with a seating area, flanked on 2 sides by 2 dining rooms. Beyond the hallway lies a fully equipped professional kitchen, followed by 2 double bedrooms, both featuring windows without a view and each with an ensuite bathroom with shower. The ground floor is completed by a guest bathroom and a laundry room. The first floor, accessible both via the internal staircase and directly from the outside through an entrance at the rear of the house, hosts 4 double bedrooms and 1 twin bedroom with joinable beds, all with private bathrooms with shower. Also on this floor is a two-level suite comprising, on the lower level, a spacious living room with direct outside access, and on the upper level, reached by a flight of stairs, a double bedroom and a twin bedroom with joinable beds, all sharing a bathroom with shower. An internal staircase leads to the second floor, where 4 double bedrooms are located, each with a private bathroom: 3 with shower and 1 with an ensuite bathtub and shower. The attic comprises a double bedroom with a bathroom with shower, as well as a further double bed situated in a room with a ceiling height of 1.30 metres, which also has its own bathroom with shower. In 4 of the larger rooms, it is possible to add a single bed. The annex, positioned just a few metres from the main villa and close to the pool area, consists of a suite with a seating room, a double bedroom, and a bathroom with shower.

Pozzonovo is an old farmhouse divided into 3 comfortable apartments and is the result of the skilful and careful renovation of a stone building. The three units have independent entrances and in the garden their own area equipped with a table, chairs, sun umbrella and barbecue, perfect for enjoying your meals in the open air.
You will find the farmhouse immersed in the Valdichiana countryside and, at the same time, close to the village of Castiglion Fiorentino, which can be easily reached on foot with a walk of about 1.5 km. From the railway station in Castiglion Fiorentino it will be easy to travel by train for day trips to Florence, Rome and other interesting cities in central Italy.
We advise you to immerse yourself in the life of the small village, its shops, bars and restaurants; you will get a glimpse of country life that still harks back to ancient traditions and customs.
The stone walls, wooden and brick ceilings and simple but comfortable furnishings give the apartments a special charm. You will immediately feel at home, welcomed by a warm atmosphere and by Mrs Rita, the owner, who is always ready to assist her guests in times of need.

Galleria di Brolio is an old stone farmhouse whose origins date back to 1800, located between two of the most important towns of the Valdichiana, Castiglion Fiorentino and Foiano, and which is now part of the owners' farm. You will find the farmhouse just a few kilometres from the two towns and in both, as well as various monuments and sites of artistic interest that are definitely worth a visit, you will have shops, restaurants and all kinds of services. The small historic centres of the villages will be a pleasant destination for your aperitifs or dinners at the restaurant.
The farmhouse takes its name from the Galleria di Brolio, a conduit that is still in operation today and is located on the edge of the olive grove. The conduit is part of the canal built between 1932 and 1940 to improve the flow of water towards the Arno, planned by the engineer Vittorio Fossombroni for the reclamation of the valley at the end of the 18th century.
Galleria di Brolio is situated on the edge of a wood of about 20 hectares of oaks and pines used as a hunting reserve for the repopulation of animals; they live here in the utmost freedom and if you love wildlife you will frequently see hares and pheasants running in the olive grove, the vineyard and even in the house lawn.
On the ground floor there is the apartment where the owners live, as well as a cellar and a shed for the farm's agricultural tools, while the first floor is reserved for you. The furnishings are very nice and comfortable, enriched with local antiques, and blend in perfectly with the old features of the house. Not far away, on the other side of the wood, passes the railway line that connects central Italy with the main cities of the peninsula (Florence, Bologna, Rome, Milan), so it will be easy to move around even without a car.
A few metres from the house, surrounded by silver olive trees, you will find a beautiful swimming pool completely fenced and for your exclusive use (size 11x5 m, depth 1.10-1.40 m - open from 01st May to 30th September), together with a gazebo equipped with garden furniture, which will allow you to shelter from the hot summer sun.
There is also a large pergola supplied with wrought iron furniture for eating outside, equipped with a barbecue and a wood-burning oven, for those evenings when you want to enjoy a pizza or a grill “al fresco”.
The owner, on request, will prepare excellent typical Tuscan dinners and pizzas in the wood-fired oven which, we are told by customers who have stayed at the house, are truly delicious. Galleria di Brolio
