The second apartment, also accessed from the ground floor, features a living room, a large fully equipped kitchen with a dining table that can accommodate up to 10 people, 1 bathroom with shower, and a laundry room. On the first floor of this apartment, there are 2 double bedrooms and a second bathroom with shower. The villa is equipped with air conditioning, which is included in the rental price, along with a dishwasher, washing machine, and satellite TV. Heating is available and metered separately. The owner resides approximately 500 meters from the villa, ensuring that guests enjoy full privacy and exclusive use of the entire estate, including the pool, while remaining readily available to assist with any requests. Check-in is from 15:00 and check-out is by 9:30. The minimum stay is 1 week, and during high season bookings run from Saturday to Saturday. A late check-in after 7:00 PM until 11:30 PM is available, and check-in later than 11:30 PM must be arranged in advance and may require additional fees. The independent villa accommodates a maximum capacity of 10 guests in the main building and 4 additional guests in the cottage. The property offers 5 bedrooms and 5 bathrooms distributed across the two structures. The main building sleeps 8 plus 2 guests and features a large living room with fireplace on the ground floor, with two doors leading to the covered terrace and garden. The ground floor also contains a spacious country-style kitchen with marble top and a fireplace barbecue, a double bedroom with walk-in wardrobe and garden access, a bathroom with shower and a separate laundry room. The first floor of the main building comprises 2 double bedrooms and 1 double bedroom, with a seating area between the bedrooms furnished with a comfortable double sofa bed. This floor also includes 2 bathrooms, one equipped with a shower and the other with a bathtub. The cottage accommodates 2 plus 2 guests and has a large entrance leading to an expansive living area with open kitchen, characterized by very high ceilings with exposed bricks and beams. The master bedroom overlooks the olive grove, with an adjacent bathroom featuring a shower. A spiral staircase ascends to a beautiful loft with partially low ceiling, containing a single bed and one measuring one and a half squares. The same spiral staircase descends to the lower floor where a laundry room with washing machine and a second bathroom with shower are located.

The kitchen is fully equipped with modern appliances including a microwave, oven, dishwasher and kettle, complemented by a traditional fireplace barbecue and toaster. A washing machine is conveniently located in the separate laundry areas of both the main building and the cottage. An ironing set is provided for your convenience. Additional amenities include internet connectivity and a safe for securing valuables. The outdoor barbecue fireplace in the kitchen offers the opportunity to prepare meals in traditional style.
Other Information
Check-in is available between 3 pm and 7 pm, with check-out required by 10 am. The swimming pool is open from 01 May to 31 October. The rental price includes water, gas, final cleaning, and linen for rooms and bathrooms, with linen changes provided weekly. Upon arrival, you will be required to provide a security deposit of 500 euros, which will be returned at the end of your stay minus the cost of any damages incurred. Pets are welcome at the property for an additional charge per week. Upon arrival, a tourist tax may be required according to the regulations of the municipality.

A beautiful villa born from the skilful and refined renovation of an old manor house built at the end of the 19th century and situated in a panoramic position on a hilltop overlooking Lake Chiusi. Villa Poggio Falcone is located on the edge of interesting tourist itineraries dedicated to the discovery of the Etruscans and nature. The town of Chiusi is only 7 km away, while Castiglione del Lago and Lake Trasimeno are 13 km away.
A few tens of metres from the villa is the 'Sentiero della Bonifica' (Land Reclamation Path), an interesting pedestrian-cycling route that connects Arezzo to Chiusi along the Canale Maestro della Chiana. The route is quite flat and therefore suitable for walks and cycling for the whole family. For nature lovers and birdwatchers, on the other hand, there is the Montepulciano Oasis just 10 minutes away.
It won't be difficult to make families with children or groups of friends happy in such a beautiful location, combining interesting day trips with relaxing days around the large private swimming pool (size m. 6x12, depth m. 1.00-1.60 - open from 01st May to 30th September) with solarium equipped with sun beds, tables, chairs and umbrellas. Also next to the swimming pool there are Jacuzzi and Sauna (available during the whole year included in the rental price).
Villa Poggio Falcone is immersed in a vast, completely fenced, park of centuries-old trees, where your dogs can run freely. At the bottom of the valley is the railway line that connects Chiusi with central Italy.
