The infinity pool can be heated upon request and is surrounded by a spacious sunbathing area equipped with comfortable sun loungers, chairs, and umbrellas for your relaxation. A covered porch provides shaded outdoor dining space, featuring a large wrought iron and stone table where you can enjoy meals while taking in the beautiful Tuscan landscape. The property includes a functional barbecue area complete with a traditional pizza oven, perfect for preparing authentic Italian cuisine and entertaining guests throughout your stay.

This ground floor area provides direct access to the garden and porch. The ground floor also features 1 double bedroom with direct garden access and its own private bathroom. Ascending to the first floor, you will find the remaining 3 bedrooms, comprising 2 double bedrooms and 1 bedroom furnished with 4 single beds, each accompanied by its own en-suite bathroom, bringing the total to 4 bathrooms throughout the property.

The kitchen features modern appliances including a dishwasher and microwave for your culinary needs. A washing machine is available for your laundry requirements during your stay. Entertainment options include satellite TV and a television in the living area. The property is wheelchair accessible, ensuring comfort for all guests. For outdoor cooking enthusiasts, a barbecue with pizza oven is provided in the garden area. All bedrooms are fitted with mosquito nets for added comfort during warm evenings.
Other Information
Your stay requires a minimum of 7 nights with Saturday to Saturday bookings. Check-in is available between 17.00 and 19.00, and check-out is at 9.30. A security deposit is required, payable by cash or valid credit card. High-speed wifi connection is provided free of charge in the living room area of the villa. Air conditioning is available and operates based on energy consumption, activated upon your request. The swimming pool can be opened in low season upon request with advance notice of at least 4 weeks prior to your arrival date, and heating requires at least 2 weeks notice. These services are not available for last minute bookings made less than 3 weeks before arrival. The final cleaning service is compulsory, though the disposal of waste is not included in this fee. Dogs are welcome at the property with a limited number permitted, so please inquire if you plan to bring more than 2 dogs. In case of water supply issues in the area, the property may establish a consumption limit, with usage beyond this threshold subject to additional charges calculated at the end of your holiday period. For stays longer than 1 week, fresh sheets and towels will be delivered at the end of each week.

You will find the Agriturismo Le Balze in the heart of the Alto Valdarno, at the foot of Pratomagno, and 2 km from the small village of Castelfranco di Sopra. All around is a natural landscape of rare beauty, which will captivate you from the first moment, characterised by the presence of the 'Balze', secular examples of erosion that over the years have formed towers and rocky blades that rise majestically in the valley bottom.
In about 30 minutes by car you will be able to reach Florence, the cradle of the Renaissance. City of the ancient Medici family, a heritage not to be missed, with its artistic masterpieces, the colourful marble of the churches and the lofty architecture, the ancient bridges over the Arno river and the majestic noble palaces with their immense gardens adorned with fountains, sculptures, grottoes, staircases and paths.
The villa is divided into three independent flats, in one of which on the ground floor there is a double bedroom with a bathroom suitable for persons with disabilities. The structure was born from the recovery of old farm outbuildings close to the main house where the owners live, who will be, albeit in a discreet manner, a point of reference for all your needs.
The owners, thanks to careful renovation using traditional materials such as wood, terracotta and stone and comfortable furnishings, have ensured that the villa is perfect for spending a comfortable and restful holiday.
Villa Le Balze overlooks on one side a wooden porch, equipped with table and chairs and perfect for your dinners and evenings in company, and the lush garden where you will have a barbecue and a table tennis. On the other side, the house overlooks the swimming pool area (size 6x12 m, depth 1.40 m - open from 10 May to 15 September), which is completely fenced off and for the exclusive use of guests.
At Agriturismo Le Balze you can taste and purchase excellent wine and extra-virgin olive oil, vegetables, fruit, and all the products of the farm. In addition, on the ground floor of the house where the owners live you will find a small restaurant (maximum 25 seats), open both to the public and to guests of the villa. The property owners, who are very friendly people, live only a short distance away.
The access to the property is via an unpaved but well-maintained road.
Distances: Volterra con general stores 10 km away, the beautiful medieval town of San Gimignano 18 km, Pisa (airport) approx. 60 km away, Florence approx. 70 km away.
The beaches of Cecina are in a 1-hour drive.
At guests’ disposal: large furnished garden with swimming-pool (15 x 7 m – depth 1,2 m), open-air shower (cold water), changing room with bathroom, shared barbecue.

You will discover that the 'Balze' are a landscape of rare beauty, centuries-old examples of erosion that over the years have formed towers and rocky blades that rise majestically in the valley bottom, and that will catapult you into a suggestive, almost magical world.
The Agriturismo Le Balze is located in the heart of the Alto Valdarno, at the foot of Pratomagno, and 2 km from the village of Castelfranco di Sopra. The nearest shops and supermarkets can be found in Montevarchi or San Giovanni Valdarno, about 10 km away. Here, in the small, pretty towns, you can spend an evening out for dinner or organise an aperitif with friends.
The property is divided into three apartments resulting from the restoration of old farm outbuildings close to the main house where the owners live. Traditional materials such as wood, terracotta and stone were used in the renovation carried out to maintain the building's rural and peasant origins. All the apartments overlook a wooden porch on one side, where you will have your own private space equipped with table and chairs to spend the cool summer evenings at dinner or with your family or friends.
In the large, green garden you will have a practical barbecue and a table tennis. The swimming pool in common use is located at the back of the building (size 6x12 m, depth 1.40 m - open from 10 May to 15 September) and is completely fenced. Laundry and ironing facilities in a common room.
At Agriturismo Le Balze you can taste and buy excellent wine and extra-virgin olive oil, vegetables, fruit, and all the farm's products. But certainly one of its highlights is the small restaurant (maximum 25 seats - reservation required) run by the owners and located on the ground floor of their home, open both to the public and to guests of the agriturismo, where you absolutely must, at least for one evening, taste the delicious typical dishes, which are cooked using tasty local products.
