Rectangular in shape and edged in travertine, the pool is lined in sand-coloured PVC and measures 6 by 12 metres, with a depth ranging from 1 to 1.40 metres. It is equipped with chlorine purification, internal lighting, and a non-invasive external fencing system for added safety. Surrounding the pool is a generous grass sunbathing area furnished with sunbeds, umbrellas, and a table with chairs, all set against a breathtaking backdrop of rolling Tuscan hills. Just a few steps from the house and positioned at a slightly lower level, the pool area is easily accessible and perfectly integrated into the natural landscape. Adjacent to the pool, on the side facing the garden, you will find a charming outdoor dining area shaded by large umbrellas and served by a traditional wood-burning oven and a mobile barbecue, ideal for long al fresco meals in the warm Tuscan air. The wider estate encompasses over 40 hectares of green areas, including olive groves, various cultivations, and woodland, where you are welcome to take leisurely walks in complete safety and tranquillity. Germagnana is a generously proportioned estate capable of accommodating up to 14 guests across 6 beautifully appointed bedrooms and 8 bathrooms, spread across three distinct levels and an annex. The structure is thoughtfully organised to offer both privacy and communal living, with shared spaces that encourage convivial gatherings alongside more intimate retreats.
On the ground floor, the first apartment, accessed via an entrance on the side of the farm shed, comprises a sitting room with a sofa bed, 1 double bedroom, and a bathroom with a bathtub. Adjacent to this, the second apartment, entered from the side of the parking area, features 2 double bedrooms each with an ensuite bathroom with shower, as well as an additional bathroom with a bathtub. Also situated on the ground floor, accessible both from outside and via an internal staircase from the first floor, are the common kitchen, a large dining room, and a bathroom. An internal staircase leads up to the first floor, where a shared living area with a television corner and a table for board games awaits. Adjoining this communal space is the historic tower, which houses a charming tea area and a gallery accessible via a dedicated staircase, devoted to reading, yoga, or pilates. On the first floor, 3 further double bedrooms are available, 2 of which feature ensuite bathrooms, while the third is served by an adjacent bathroom. Two additional living rooms complete the first-floor layout.
